63. The primary (northerly) access for this development will <br />be from the interior streets to Trenery Drive to Santa <br />Rita Road. At the time of development of this project <br />Trenery Drive will exist from Rheem Drive to Santa Rita <br />Road, The developer shall enter into an agreement with <br />the City to participate in the extension of Trenery <br />from Rheem Drive northeast to an intersection with the <br />60 ft. wide street which runs through the proposed <br />development, and to participate in the extension of <br />the 60 ft. wide street from Trenery Drive to the north <br />property line of the subject property, and participate <br />in signalizing the intersection of Santa Rita and <br />Trenery. The extent of this work and participation shall <br />be determined prior to the approval of the tentative map. <br />The agreement shall be executed by the developer prior to <br />Council approval of the final subdivision map. <br />64 That the developer design and install street frontage <br />improvements to the satisfaction of the City Engineer across <br />the entire Mohr Avenue frontage of this development and <br />across the Mohr Avenue frontage of the adjacent Sheffield <br />parcel. These improvements shall provide for, at least, <br />a twelve foot (12') wide travel lane eastbound with a <br />two foot (2') wide paved shoulder; a twelve foot (12') wide <br />travel lane westbound; an eight foot (8') wide parking <br />lane; a landscaped planter strip between the north curb <br />line and the edge of sidewalk which contains the <br />existing trees; an eight foot (8') wide concrete pedestrian/ <br />bicycle pathway, and a screen wall on the north right <br />of -way line where applicable. <br />65 The secondary (southerly) access for this development <br />will be from the interior streets to Mohr Avenue to <br />Santa Rita Road, Mohr Avenue exists as a partially <br />completed two lane undivided roadway. The developer <br />shall enter into an agreement with the City to participate <br />in the completion of Mohr Avenue, The extent of this <br />participation shall be determined prior to the approval <br />of the tentative map. The agreement shall be <br />executed by the developer prior to Council approval of <br />the final subdivision map. <br />66. That the developer relocate, raise to grade and provide <br />access to the existing utilities within the Oakland <br />Avenue abandonment area. <br />
