67. That the 60 ft, access drive off Mohr Avenue be widened <br />and designed to accommodate the proposed landscaped <br />traffic island. <br />68. That the width of the monolithic curb and sidewalk be <br />five feet (5') from face of curb to property line/ <br />back of sidewalk, <br />69. That a construction phasing plan be submitted as part <br />of the tentative map submittal. <br />70. That the proposed 0.9 acre "Entry Park" be private and <br />maintained by the homeowners' association since it does <br />not meet the criteria for a City park. <br />71. An interim off -site sanitary sewer system will exist at <br />the time of development of this project. (See Exhibit C) <br />This system should be extended from the manhole in Santa <br />Rita Road to the upstream siphon manhole at the Arroyo <br />Mocho. The developer shall enter into an agreement with <br />the City to participate in this future off -site sanitary <br />sewer extension which will serve a portion of the site <br />or to participate in an overall sewer extension which <br />will serve all of this development and the surrounding <br />properties. The extent of this participation shall <br />be determined prior to the approval of the tentative map. <br />The agreement shall be executed by the developer prior <br />to Council approval of the final subdivision map. A <br />sanitary sewer study of the area shall be submitted as <br />part of the tentative map. <br />72. The storm drain system to serve this development shall <br />be sized to accommodate the entire drainage shed boundary <br />which includes the fifteen acres south of Mohr Avenue, <br />73. That except as otherwise established by these conditions, <br />the site standards and uses of the units in the project <br />shall be as follows: Area A, those of the R -1- 10,000 <br />District; Area B, those of the R -1 -8500 District; Area C <br />and D, those of the R -1 -6500 District; and Area E, those <br />of the R -M -4000 District. <br />
