10. The applicant shall install interim street improvements to <br /> Trenery Drive, satisfactory to the City Engineer, which shall <br /> include sliver pavement widening sufficient to yield a 20 <br /> feet wide minimum street section. The alignment of such <br /> improvements shall be approved by the Planning Director and <br /> City Engineer prior to approval of the minor subdivision for <br /> the site. In the event these improvements encompass the <br /> half-street improvements contemplated in Condition 8, the <br /> half-street improvements shall be deemed satisfied. <br /> <br />11. That a fire hydrant be installed in a location to be approved <br /> by the Fire Marshal and Planning Director prior to <br /> recordation of the Parcel Map. <br /> <br />12. That all drainage swales be of concrete construction or <br /> redesigned at a minimum of 1% grade to be approved by the <br /> City Engineer. <br /> <br />13. That this development be subject to all Standard Conditions <br /> of Development, attached hereto and made part of this case by <br /> reference, except conditions 6, 7, 8, 9, 11, 14, 22, 23, 25, <br /> 27 through 36, 38 through 40, 49 through 56. <br /> <br />14. The applicant shall be responsible for the maintenance of <br /> Trenery Drive from Martin Ave. to the project site in a <br /> manner satisfactory to allow City emergency and service <br /> vehicles to service the site as determined by the City <br /> Engineer. Maintenance shall require a usable all-weather <br /> surface devoid of potholes or other failures.
