Exhibit "A" <br /> PUD-89-4 <br /> <br />1. That the development shall substantially conform to the plans <br /> and elevations on file with the Planning Department. <br /> <br />2. That both Parcel 1 and 2 shall be connected to the proposed <br /> City sewer and water system and any septic tanks abandoned <br /> and filled per City requirements. <br /> <br />3. That the on-site storm drain system shall be private and be <br /> maintained by the property owners. <br /> <br />4. That reciprocal easements be recorded between Parcel 1 and 2 <br /> for common driveways and drainage swales which cross from one <br /> parcel to another as indicated on the plans on file with the <br /> Planning Department prior to recordation of the parcel map. <br /> <br />5. That the application shall extend a 6 inch water main and a 6 <br /> inch sanitary sewer across the frontage of the property; <br /> reimbursement may be granted for these improvements from <br /> other benefitting properties. <br /> <br />6. That the applicant shall offer to dedicate to the City for <br /> street right-of-way purposes, the applicant's rights to <br /> Trenery Drive, presumed to be 1/2 of the 60 foot Trenery <br /> Drive right-of-way. This dedication shall take the form of <br /> an "Open offer of dedication" on the Parcel Map and as quit <br /> claim deed by separate instrument, unless otherwise approved <br /> by the City Engineer. <br /> <br />7. The applicant shall dedicate to the City for utility purposes <br /> a Public Utility Easement over those utilities to be <br /> installed in Trenery Drive. <br /> <br />8. The applicant shall enter into a deferred street improvement <br /> agreement for street improvements across the project's <br /> Trenery Drive frontage which are not installed with the <br /> project's initial development. Street improvements shall be <br /> based on a future street configuration of a private street, <br /> 20 feet from edge of pavement to edge of pavement, with 8 <br /> feet wide rolled shoulders (including drainage); street <br /> improvements may include joint trench and/or electroliers. <br /> <br />9. The applicant shall pay a pro rata cost of the installation <br /> of a storm drain to serve Trenery Drive at such time that a <br /> storm drainage system is installed. This requirement shall <br /> be included in the deferred improvement agreement described <br /> in Condition No. 8. <br /> <br /> -1- <br /> <br /> <br />
