9. That the applicant complete all necessary bank stabilization <br /> work along the Arroyo del Valle as required by Zone 7. <br /> <br />10. That the applicant shall dedicate an approximately 1.8 acre <br /> portion of the site to Zone 7 and grant an access easement to <br /> Zone 7 through the proposed 20 foot wide on-site access <br /> driveway. <br /> <br />11. That this development plan shall be contingent upon the <br /> City's acceptance of a recreation easement from Zone 7 over <br /> the portion of the site dedicated to Zone 7 and shall be <br /> subject to any conditions which may be attached therein. <br /> <br />12. That the developer shall enter into an agreement to hold the <br /> City harmless if any improvements are made to property <br /> (passive open space area) located within the areas of the <br /> future recreation easement. <br /> <br />13. That a detailed plan depicting all arroyo improvements shall <br /> be submitted for approval by the Planning Director prior to <br /> the issuance of any building permits for the project. This <br /> final improvement plan shall be accompanied by a soils <br /> report. A supplemental tree report shall also be required if <br /> any existing trees in the arroyo area are impacted. No work <br /> shall be allowed in the arroyo area without the issuance. of <br /> applicable permits by the Department of Fish and Game. <br /> <br />14. The on-site storm drainage, water, and sanitary sewer systems <br /> for this development shall be private systems and shall be <br /> maintained by the property owner(s). The existing storm <br /> drain which conveys storm drainage from Division Street <br /> across the site to the channel shall be a public system <br /> maintained by the City. This line shall be redesigned, <br /> relocated, and installed to the satisfaction of the City <br /> Engineer. A 15' wide P.S.E. over this storm drain line shall <br /> be granted to the City. Vehicle access shall be required to <br /> all manholes and inlets on this line. <br /> <br />15. The developer shall re-stripe Division Street from the Wixam <br /> Bridge to a transition area south of this development to <br /> provide for the following laning: <br /> <br /> a. 5' wide southbound bike lane (on-street)~ <br /> b. 12' wide southbound vehicle lane~ and <br /> c. 13' wide northbound vehicle lane. <br /> <br />16. The developer shall submit the following plans to Engineering <br /> Services for review and approval prior to building permit <br /> issuance: <br /> <br /> a. Two sets of the on-site development plan(s)~ <br /> b. Two sets of improvement plans for the Division Street <br /> improvements and for any on-site public improvements <br /> (plan and profile)~ and <br /> <br /> <br />
