c. A striping and signing plan for Division Street. <br /> <br />17. The existing overhead utility system shall be installed <br /> underground, the extent to be worked out with staff prior to <br /> City Council. <br /> <br />18. The developer shall install a six foot (6') wide P.C.C. <br /> sidewalk along Division Street from the Wixam Bridge south to <br /> a terminus acceptable to the City Engineer. This sidewalk <br /> will function as a combined pedestrian walkway and one-way <br /> (northbound) bikepath. The front edge of walk shall be 5' <br /> (minimum) from the face of curb. <br /> <br />19. The developer shall dedicate to the City for street right-of- <br /> way purposes a 6' wide parcel of land along the entire <br /> Division Street frontage of the parcel. <br /> <br />20. The developer shall design and install a combined sidewalk <br /> and bikepath and irrigated landscaping between the north <br /> property line of the development and the Wixam Bridge. <br /> <br />21. The developer shall revise the proposed south entrance <br /> driveway to the satisfaction of the City Engineer to provide <br /> for improved turning movements from both directions. The <br /> curb and gutter from the south driveway south through the <br /> angle point in the curb line shall be reconstructed to <br /> provide a curved alignment satisfactory to the City <br /> Engineer. <br /> <br />22. That the applicant be aware that the subject approval is for <br /> twelve apartment units. Separate approval by the City of a <br /> tentative map for the property shall be required if the units <br /> are to be sold as condominiums. <br /> <br />23. That growth management approval for the twelve units shall be <br /> obtained prior to the issuance of any building permits for <br /> the project, or prior to the submittal of a tentative map for <br /> the site if a condominium subdivision of the site is sought. <br /> <br />24. That construction pursuant to a valid building permit shall <br /> commence within one year. Failure to do so will result in <br /> the expiration of the development plan. <br /> <br />25. That this case is subject to all Standard Conditions of <br /> Development, attached hereto and made part of this case by <br /> reference, except conditions 12, 14, 29, 31, 46, and 54. <br /> <br />III <br /> <br /> <br />
