ATTACHMENT A: <br /> CONDITIONS OF APPROVAL <br /> PUD-89-2 <br /> <br />1. That the development shall be substantially as shown on the <br /> site plan, floor plans, elevations, landscape plan, and <br /> related materials, Exhibit A (dated January 29, 1989), on <br /> file with the Planning Department. <br /> <br />2. That red curbs and/or "No Parking" signs as required by State <br /> law to enable enforcement as a fire lane be installed along <br /> both sides of the on-site access driveway in order to <br /> maintain clear access at all times. <br /> <br />3. That all uses and site standards for the project shall be <br /> those of the RM-4000 zoning district. <br /> <br />4. That automatic opening sectional roll-up garage doors be <br /> utilized throughout the project. <br /> <br />5. That the applicant shall be responsible for the installation <br /> and maintenance of all landscaping along the street frontages <br /> of the site, north of the southern driveway entrance and_up <br /> to the Division Street bridge. <br /> <br />6. That the applicant shall submit a final landscape plan for <br /> review and approval by the Planning Director and the City's <br /> Landscape Architect prior to issuance of any building <br /> permits. Said plan shall include a detailed design of the <br /> passive, common open space area proposed along the Arroyo del <br /> Valle and replace the street trees along Division Street with <br /> a species of canopy tree more typical of those in the <br /> downtown area. <br /> <br />7. That if, during the development of the site, any additional <br /> underground storage tanks or contaminated soils are <br /> discovered, the City Fire Marshal shall be contacted for the <br /> purpose of conducting an on-site inspection. Upon inspection <br /> of the site the Fire Marshal may require mitigative actions <br /> tO be completed as required by the clean up and abatement <br /> sections of the City's Hazardous Material Ordinance. Such <br /> actions may include removal of any contaminated soil as well <br /> as tank sealing and/or removal. <br /> <br />8. That all recommendations of the tree study prepared by Hort <br /> Science, Inc., dated, November 7, 1986, be incorporated as <br /> conditions of approval except where modified by the Planning <br /> Director and applicant to preserve some of those trees with <br /> marginal health problems. <br /> <br /> <br />
