8. A homeowners' association shall maintain all common <br /> areas, private streets, lighting, perimeter fencing and <br /> soundwall, and sidewalks/landscaPing along the Santa <br /> Rita Road and Stoneridge Drive frontages of the site; <br /> CC&R's which create the homeowners' association and <br /> grant it sufficient powers to maintain the above <br /> improvements shall be reviewed and approved by the City <br /> Attorney prior to approval of a final map for the <br /> project. <br /> <br />9. All access and maintenance responsibilities required by <br /> Zone 7 shall be complied with and shall be shown on the <br /> tentative maps to be submitted for this project. <br /> <br /> 10. Stoneridge Drive soundwalls shall wrap around the <br /> project at all intersecting streets a distance <br /> sufficient to achieve City exterior noise limits and all <br /> measures recommended in the noise assessment study and <br /> addendum (Pack and Associates, Inc., dated December 18, <br /> 1989 and February 8, 1990, respectively) prepared for <br /> this project relating to the achievement of City <br /> interior noise limits shall be incorporated into the <br /> construction of these units. If felt necessary by the <br /> Planning Director, a further noise assessment shall be <br /> required to confirm the necessary height of the proposed <br /> soundwalls along the Santa Rita Road and Stoneridge <br /> Drive frontages to achieve City noise limits. If <br /> required, said study shall be prepared and the final <br /> soundwall design submitted to the City in conjunction <br /> with the submittal of the tentative map. <br /> <br /> 11. The applicant shall construct a traffic signal on <br /> Stoneridge Drive at the westerly driveway project <br /> entry/Rheem Drive intersection at such time as deemed <br /> necessary by the City Engineer. The applicant shall <br /> post a bond acceptable to he City Attorney for this <br /> improvement. <br /> <br /> 12. The westerly driveway entrance street shall be widened <br /> to accommodate two 12' wide outbound lanes and one 18' <br /> wide inbound lane. This configuration shall be reviewed <br /> and approved by the City Engineer and shown on the <br /> tentative map to be submitted for this project. <br /> <br /> 13. That there shall be a right turn deceleration lane <br /> constructed along the Stoneridge Drive site frontage at <br /> the westerly project street; the design for said lane <br /> shall be submitted to the City Engineer for review and <br /> approval and shall be shown on the tentative map to be <br /> submitted for this project. <br /> <br /> 14. The parking stalls shown on the private streets and <br /> courtyards shall not be striped; only those areas where <br /> parking is prohibited shall be painted red or signed. <br /> <br /> 2 <br /> <br /> <br />
