The exact locations where parking will be allowed shall <br /> be determined by the City Engineer prior to the approval <br /> of the final map. <br /> <br />15. All streets within this development shall be 36 feet <br /> wide minimum curb to curb and shall be privately <br /> maintained by the owners' association. <br /> <br />16. Unless otherwise approved by the City Engineer, the cul- <br /> de-sac bulbs shall be 45 foot minimum radius. <br /> <br />17. Unless otherwise approved by the City Engineer, the <br /> utilities within the streets (sanitary sewer, water, and <br /> storm drainage) shall be public and maintained by the <br /> City. The utilities within the private courtyards shall <br /> be privately maintained. The location of these <br /> utilities and joint trench shall be shown on the <br /> tentative map. <br /> <br />18. The curb return radius at street to the northeast corner <br /> of the easterly driveway intersecting Stoneridge Drive, <br /> shall be enlarged to the satisfaction of the City <br /> Engineer and shall be shown on the tentative map to be <br /> submitted for this project. <br /> <br /> 19. In the event the applicant fails to receive Growth <br /> Management Program approval within two and one-half <br /> years of this approval or, subsequent to such approval, <br /> allows the Growth Management Program approval to lapse, <br /> this development plan approval shall lapse and be of no <br /> further validity and the same or new development plan <br /> shall be required to be submitted to and approved by the <br /> City prior to any development of the site. <br /> <br /> 20. Construction of residential units in each phase shall <br /> not commence until the Pleasanton Unified School <br /> District indicates to the Planning Director that <br /> adequate school capacity for that phase's project- <br /> generated children will be available at the time of <br /> occupancy of each phase. <br /> <br /> 21. The developer shall pay an affordable housing fee, in <br /> addition to all other normal City fees (including the <br /> low-income housing fee), into a low and/or moderate <br /> income housing fund, said fee being $100,000 payable at <br /> the filing of the first final map covering the project. <br /> <br /> 22. This development is subject to all of the "Standard <br /> Conditions of Development" attached hereto and made a <br /> part by reference except for conditions no. 9, 12, 13, <br /> 14, 29, and 31. <br /> <br /> (exhibitb.cdl) <br /> <br /> 3 <br /> <br /> <br />
