Exhibit B <br /> CONDITIONS OF APPROVAL <br /> PUD-89-22 <br /> April 17, 1990 <br /> <br />1. The project shall substantially conform to the plans and <br /> elevations on file with the Planning Department, except <br /> as modified herein. <br /> <br />2. The site development standards for the project shall be <br /> as follows: <br /> <br /> Front Yard 5 ft. min. <br /> Driveway Apron 5 ft. min. <br /> Side Yards 5 ft. min. <br /> Street Side 10 ft. min. <br /> Building Separation 10 ft. min. <br /> Rear Yard 15 ft. min. <br /> Main Building Height 28 ft. max. <br /> <br /> Architectural projections (eave overhangs, <br /> fireplaces, bay windows and the like) may extend <br /> 2'0" into the required yards. <br /> <br />3. The uses for the project shall be those of the <br /> R-1-6,500 (Single-family Residential) District. <br /> <br />4. The developer shall submit site development standards <br /> for decks, patio covers, spas, and other similar <br /> accessory structures for the private open space of the <br /> individual units; said standards shall be submitted in <br /> conjunction with the submittal of the tentative map for <br /> this project for review and approval by the Planning <br /> Commission. <br /> <br />5. Each unit shall have roll-up garage doors and automatic <br /> garage door openers. <br /> <br />6. A final landscape plan for the project shall be <br /> submitted to the Planning Director for review and <br /> approval prior to approval of the final map. <br /> <br />7. A final lighting plan for the common open space areas of <br /> the project shall be submitted to the Police Department <br /> for review and approval prior to the approval of the <br /> final map. <br /> <br /> 1 <br /> <br /> <br />
