shown with the above setbacks, the project shall <br /> incorporate smaller units and/or fewer lots, to be shown <br /> at the time of the tentative map submittal. <br /> <br />8. The developer shall prepare regulations for decks, patio <br /> covers, pool and accessory structures for review and <br /> approval of the Planning Director prior to approval of <br /> final map; said regulations shall limit such structures <br /> in such a way to ensure adequate open space in rear <br /> yards/side yards while allowing reasonable accessory <br /> structures. <br /> <br />9. The preliminary landscape plan shall be revised to <br /> eliminate use of the flowering cherry trees and to <br /> substitute lawn for groundcover in the duet front <br /> yards. <br /> <br />10. Prior to submittal of a tentative map, the developer <br /> shall determine if the owners or the developer will <br /> install front yard landscaping. In the event the <br /> developer installs said landscaping, a preliminary <br /> landscaping plan for all lots shall be prepared for <br /> review and approval of the Planning Director in <br /> conjunction with the tentative map. In the event <br /> individual property owners' installation of the front <br /> yard landscaping is selected, the developer shall <br /> prepare a street tree plan for the subdivision which <br /> shall provide that all street trees shall be maintained <br /> by the property owner. The street tree plan shall be <br /> approved by the Planning Director prior to the approval <br /> of the final map. <br /> <br />11. The area along the eastern and northern boundary of the <br /> residential project, behind the proposed masonry wall, <br /> shall be landscaped to a width of 24' at the time of <br /> development of the residential project. Said <br /> landscaping shall be maintained by Alameda County until <br /> such time as the balance of the Staples Ranch project is <br /> developed. Landscaping shall consist primarily of tree <br /> plantings designed to screen future light industrial- <br /> commercial development from the residential project. A <br /> final landscaping plan for this area shall be submitted <br /> for review of the Planning Director prior to submittal <br /> of the tentative map. <br /> <br />12. Except as otherwise modified in the PUD development <br /> plan, the uses and development standards for this <br /> project shall be those of the R-1-6500 District. <br /> <br />13. Alameda County shall be responsible for this project's <br /> prorata share of infrastructure improvements to be <br /> undertaken as required within the Stoneridge Drive <br /> <br /> -2- <br /> <br /> <br />
