EXHIBIT "B" <br /> CONDITIONS OF APPROVAL <br /> PUD-90-01 <br /> <br />1. The development plan shall conform to the site plan <br /> (dated received February 22, 1990); streetscape plan, <br /> lot platting plan, building elevations for Plans 1, II, <br /> III, IV and paired single-family residences; and <br /> preliminary landscape plan on file in the Planning <br /> Department, except as modified by these conditions. <br /> <br />2. All building elevations, colors, and materials, <br /> including variations for models, shall be as shown on <br /> the development plan submittal; all buildings' side and <br /> rear elevations shall include window trim in addition to <br /> the stucco wall material. Prior to construction, all <br /> building elevations shall include materials and colors <br /> and shall be reviewed and approved by the Planning <br /> Director. <br /> <br />3. The maximum FAR's of the single-family detached homes <br /> shall be limited to 45%, duet homes to 48%; the <br /> distribution of model types shall be approximately as <br /> shown in the table labelled "Lot Tabulations." <br /> <br />4. For all detached models with lot sizes smaller than <br /> 4,500 sq. ft., Plan I shall be utilized. Plan III shall <br /> be utilized only on lots exceeding 5,000 sq. ft. in <br /> size. <br /> <br />5. The front yard setback on the duet lots shall be <br /> staggered by up to 10' in order to avoid uniform setback <br /> appearance. <br /> <br />6. The single-story Plan IV shall be used on all corner <br /> lots except Lot 74. <br /> <br />7. All of the setbacks of the main structure within this <br /> project shall be those setbacks indicated in the site <br /> plan for each model; front setbacks shall be measured <br /> from property line to garage, with allowance for <br /> encroachment into the front setback area for buildings <br /> as shown. On irregular lots the front setbacks shall be <br /> measured along the shortest side of the driveway from <br /> property line to garage. Side yard setbacks shall be 5' <br /> as shown, with allowance for chimney, bay window, etc. <br /> encroachments not to exceed 2' Minimum rear yard <br /> setbacks shall be 20' as shown except that encroachments <br /> not exceeding 2' shall be allowed as indicated on the <br /> individual lot site plans. On the irregular lots, <br /> further encroachment into the 20' rear yard setback may <br /> be allowed by the Planning Director if the overall rear <br /> lot area exceeds the minimum rear yard area of 1,000 sq. <br /> ft.
