c. The building colors on the motor court and building side <br /> elevations shall be separated by horizontal "score <br /> lines" or other structural elements so as to provide a <br /> "crisp, clean" color separation. <br /> <br /> d. Concrete tiles to be installed beneath the windows on <br /> the motor court elevations shall match the roof tile as <br /> to colors. <br /> <br /> e. The applicant shall increase the roof turret slopes <br /> and/or make such other modification so as to vary roof <br /> heights for better visual interest of the project. The <br /> revised roof design shall be reviewed and approved by <br /> the Design Review Board prior to issuance of a building <br /> permit. <br /> <br /> f. The project developer shall submit a final color scheme <br /> "keyed" to the building cluster elevations for the <br /> project. <br /> <br /> g. The applicant shall provide a fixed fire extinguishing <br /> system to the satisfaction of City Fire Marshal. <br /> <br /> h. All project garages shall be equipped with roll-up <br /> garage doors. <br /> <br /> i. All building design and construction shall incorporate <br /> the noise mitigation measures specified in the <br /> report, "Acoustical Analysis of the Pleasanton Townhomes <br /> Project in the City of Pleasanton; prepared for the <br /> Summerhill Development Company" dated January 29, 1990, <br /> and prepared by Earth Metrics Incorporated. <br /> <br />4. Grading and Civil Engineering <br /> <br /> Final grade elevations and curb returns shall be reviewed by <br /> the Director of Planning and City Engineer prior to issuance <br /> of a building permit and shall conform to the following <br /> conditions: <br /> <br /> a. The applicant shall locate the finished first floor <br /> grade elevation of the building clusters fronting West <br /> Las Positas Boulevard and Stoneridge Drive as close as <br /> possible to the top-of-curb elevation nearest the <br /> building cluster. Grade elevations must consider the <br /> 100 year flood elevation and possible archaeological <br /> mitigation. <br /> <br /> b. The applicant shall redesign the curb returns at the <br /> main and secondary driveway entrances to have a 20' <br /> radius. <br /> <br /> -4- <br /> <br /> <br />
