a. The applicant shall install a six foot black vinyl-clad <br /> chain link fence along the northwesterly and southerly <br /> property lines along Tassajara Creek and the Arroyo <br /> Mocho Canal, respectively, with the project homeowner's <br /> association responsible for its upkeep and repair. A <br /> "double-wide" access gate shall be installed opposite <br /> the storm sewer manholes in the easement along the <br /> southerly property line near Stoneridge Drive. <br /> <br /> b. The applicant shall seek permission from Zone 7 to <br /> install trees in the Tassajara Creek and Arroyo Mocho <br /> Canal rights-of-way in order to augment on-site <br /> landscaping. Landscaping and irrigation to this area of <br /> the Zone 7 right-of-way shall be shown of the final <br /> landscape plan. <br /> <br /> c. On Stoneridge Drive four ground floor patios encroach <br /> five feet into the PSE. The applicant shall install <br /> generous planting to screen these patio areas from the <br /> public street. <br /> <br /> d. The applicant shall install 36" box specimen trees along <br /> the West Las Positas Boulevard and Stoneridge Drive <br /> project frontages; 50% of the trees to be installed <br /> along the Arroyos, excluding redwood species, shall be <br /> 24" box specimens. <br /> <br />3. Architecture <br /> <br /> Final building, sign, and patio wall design details shall be <br /> reviewed and approved by the Director of Planning, unless <br /> otherwise specified, prior to issuance of a building permit <br /> and shall incorporate the following conditions: <br /> <br /> a. Project identification signage shall be limited to the <br /> two monument signs flanking the main project entrance as <br /> shown on the site plan. Sign height, area, and location <br /> shall conform to the Hacienda Business Park Design <br /> Guidelines. Materials, colors, and design shall match <br /> the project architecture. Signs may be illuminated by <br /> floodlights. <br /> <br /> b. The applicant shall install six foot high solid patio <br /> walls to attenuate exterior noise levels in the ground <br /> floor patios to General Plan standards (60 dB Ldn). The <br /> patio wall construction may include both solid and clear <br /> material as a means of providing privacy to the patio <br /> and allowing light to enter the living area. Patio wall <br /> design and detailing shall be reviewed and approved by <br /> the Design Review Board prior to issuance of a building <br /> permit. <br /> <br /> -3- <br /> <br /> <br />
