o A minimum 33' building/balcony/patio wall setback <br /> along West Las Positas Boulevard and Stoneridge <br /> Drive, except that four ground floor patios may <br /> encroach five feet into the setback area along <br /> Stoneridge Drive. <br /> <br /> o A minimum 15' building/balcony/patio wall setback <br /> from Tassajara Creek and the Arroyo Mocho Canal. A <br /> private sidewalk may be located in this area <br /> provided an effective five foot landscape area is <br /> maintained on both sides of the walkway. This <br /> separation may be reduced to ten feet where no <br /> sidewalk will be located between the building/patio <br /> wall and property line. <br /> <br /> o A minimum 10' building/balcony/patio wall <br /> separation from parking/driveway areas. A private <br /> sidewalk may be located in this area provided an <br /> effective five foot landscape area is maintained <br /> between sidewalk and building. <br /> <br /> o A minimum 20' separation between directly opposing <br /> second floor balconies, provided that effective <br /> screen planting is installed to block a direct <br /> line-of-sight. <br /> <br /> o That all landscape "fingers" between entry court <br /> and driveway areas should have an effective minimum <br /> width of ten feet. <br /> <br /> g. Prior to recordation of the final map the applicant <br /> shall grant to the City of Pleasanton a vehicular access <br /> easement from West Las Positas Boulevard, and the top- <br /> of-bank access road on the Arroyo Mocho Canal to the <br /> existing storm sewer manholes on-site. "Grass-crete" <br /> type material shall be installed in the easement area <br /> from the Arroyo. <br /> <br /> h. The enhanced pavement "diamonds" shown in the interior <br /> courtyard shall be deleted, but concrete, enhanced <br /> concrete, or other material be established as a strip in <br /> front of each garage door; the final design shall be <br /> subject to review and approval by the Planning Director <br /> prior to approval of the final map. <br /> <br />2. Landscaping <br /> <br /> Final fence and landscape design details shall be reviewed <br /> and approved by the Director of Planning prior to issuance of <br /> a building permit, unless otherwise specified, and shall <br /> incorporate the following conditions: <br /> <br /> -2- <br /> <br /> <br />
