Exhibit "B" <br /> CONDITIONS OF APPROVAL <br /> <br /> for PUD-81-30-50D <br /> <br />The building, parking/driveway, and landscape improvements for the <br />residential project described under Case PUD-81-30-50D shall <br />substantially conform with the plans dated February 7, 1990 on <br />file with the Planning Department, except as modified by the <br />following conditions of approval. <br /> <br />1. Bite Design <br /> <br /> All of the following site design revisions shall be reviewed <br /> and approved by the Director of Planning prior to issuance of <br /> a building permit and shall conform to the following <br /> conditions: <br /> <br /> a. The applicant shall locate all trash enclosures to <br /> maintain a minimum 20' distance from all ground floor <br /> patios, second floor balconies, and openable windows. <br /> Substantive screen planting should be installed between <br /> the enclosure and project structure. <br /> <br /> b. All play equipment to be located within the tot lot area <br /> shall be designed for use by children two to ten years <br /> of age. <br /> <br /> c. The applicant shall dedicate to the Alameda County Flood <br /> Control and Water Conservation District Zone 7 a parcel <br /> of land located at the southwesternmost corner of the <br /> parcel at the connection of Tassajara Creek with the <br /> Arroyo Mocho Canal to provide a 35' turning radius <br /> connecting the Arroyo Mocho and Tassajara Creek top-of- <br /> bank access roads. The final site plan, grading plan, <br /> and landscape plan shall be revised to show this area to <br /> be dedicated prior to issuance of the building permit. <br /> <br /> d. The applicant shall provide on-site and off-site fire <br /> hydrants, water supply, and access where designated by <br /> the Fire Marshal, City of Pleasanton. <br /> <br /> e. The applicant shall provide a "hose-bib" to each car <br /> wash area. <br /> <br /> f.
