j. No detached accessory structure, patio cover, or deck <br /> shall be permitted in any area of the lot between the <br /> principal dwelling and a street. Accessory structures <br /> shall be set back a minimum of five feet from a rear or <br /> interior side property line and may be located only within <br /> the graded building envelope provided by the developer. <br /> k. No building additions shall be permitted in side yards <br /> which will affect the minimum building separations re- <br /> quired in Condition Number 2f. <br /> 1. The applicant shall disclose the above development stan- <br /> dards to all prospective homebuyers and shall record them <br /> on the CC&R's of all lots. <br /> <br />3. The applicant shall provide detailed house plans, including <br /> floor plans and building elevations, which shall be subject to <br /> the approval of the Design Review Board prior to recordation of <br /> the final map. The building elevations submitted and approved <br /> with this PUD shall be considered conceptual designs, with <br /> which the final elevations shall be generally consistent. <br /> <br />4. The applicant shall modify and refine the grading plan and <br /> shall submit a grading plan to be approved by the Planning <br /> Commission in conjunction with the tentative map. The grading <br /> plan shall incorporate the following: <br /> <br /> a. The number of split pad lots shall be increased, including <br /> front-to-back splits in all areas where feasible. <br /> b. The lots shall be developed with natural rear yards in- <br /> stead of flat graded yards wherever possible. The appli- <br /> cant shall work with staff to identify such lots and shall <br /> submit design guidelines for approval by the Planning <br /> Commission for their development in the event they are <br /> designated as custom home sites. Custom lots shall be <br /> shown on the tentative map. <br /> c. Grading details shall be provided specifying the treatment <br /> of tops and ends of cut and fill slopes. The plan shall <br /> use grading techniques which will result in rounded con- <br /> tours to provide a smooth transition between graded and <br /> natural areas. Every effort shall be made to reduce <br /> earthmoving requirements and areas of land disturbance. <br /> Any landform alteration shall maintain clear sight <br /> distances for traffic and non-motorized circulation. All <br /> fill banks shall be graded at a 3:1 slope. <br /> d. The plan shall indicate any necessary grading of con- <br /> struction access roads. Use of such roads shall be kept <br /> to an absolute minimum. <br /> e. Grading and other land alteration for geotechnical or <br /> hydrological reasons shall include careful consideration <br /> of visual concerns. <br /> f.
