5. The applicant shall submit a heritage tree plan subject to the <br /> approval of the Design Review Board prior to recordation of the <br /> final map. The tree plan shall identify all heritage trees on <br /> the developable portion of the site, shall address protection <br /> measures during grading and construction, and shall address <br /> replacement of trees which must be removed. The plan shall <br /> include detailed measures to protect trees, including protec- <br /> tive fencing approximately 5 feet outside of the leaf canopy <br /> edge of a tree or grove wherever grading or construction occurs <br /> within 50 feet of a heritage tree, restrictions on irrigation <br /> within driplines, and avoidance of lawns or other incompatible <br /> plant materials in sensitive areas. In addition, all lots <br /> which have downhill slopes adjacent to heritage trees shall <br /> have a curb-type drain system or equivalent installed along the <br /> length of the lot line adjacent to such trees. No grading or <br /> soil compaction shall occur within 4 feet of the leaf canopy <br /> edge of a tree, and the edge shall be completely encircled with <br /> a strip of 20 gauge aluminum flashing buried 12 inches deep to <br /> shunt runoff water from the root zone. <br /> <br /> The applicant shall plant coast live oak, valley oak, Cali- <br /> fornia laurel, and California buckeye trees on the site at a 6 <br /> to 1 replacement ratio for each of the 25 heritage trees re- <br /> moved, in a mix ranging from seedling to specimen size (24 inch <br /> box). The location and arrangement of such trees shall be <br /> subject to the approval of the Design Review Board. The tree <br /> plan, replacement planting, and follow-up care shall be handled <br /> by an established horticultural firm which specializes in the <br /> reforestation of Bay Area woodland sites, in consultation with <br /> a wildlife biologist. The plan shall include a set of strin- <br /> gent rules regarding the use of herbicides, and enforcement of <br /> such rules shall be the responsibility of the homeowners asso- <br /> ciation. <br /> <br />6. The applicant shall submit a final landscape plan for approval <br /> of the Design Review Board prior to recordation of the final <br /> map. The final landscape plan shall incorporate the recommen- <br /> dations and mitigations of the tree plan and shall also include <br /> the following: <br /> <br /> a. A detailed re-vegetation plan shall be prepared for all <br /> cut banks, giving particular attention to a program to <br /> ensure successful replanting and maintenance over time. <br /> Disturbed slopes to remain in open space shall be planted <br /> with native trees and compatible vegetation, in a pattern <br /> similar to existing site conditions. Careful landscape <br /> treatment shall be used to minimize abrupt contrast be- <br /> tween irrigated areas and natural open space, including <br /> planting in irregular rather than geometric patterns. <br /> Hydroseed mix shall be used in all sloped areas within <br /> daylight lines. <br /> b. The applicant shall use plantings and irrigation systems <br /> to provide maximum water conservation benefits, with an <br /> emphasis placed on drought-tolerant native plants. <br /> Rev. 6/19/90 <br /> -12- <br /> <br /> <br />
