EXHIBIT '~" <br /> ORDINANCE 1470 <br /> CONDITIONS OF APPROVAL <br /> PUD-89-21 <br /> June 19, 1990 <br /> <br />1. The development shall conform substantially to the plans on <br /> file with the Planning Department, Exhibit A, dated <br /> January 12, 1989, except as may be modified by other conditions <br /> of approval. <br /> <br />2. This PUD shall be subject to the uses and site development <br /> standards of the R-i-20,000 zoning district except as specified <br /> below: <br /> a. Lot sizes and dimensions shall be as shown on the approved <br /> development plan. <br /> b. 20 foot minimum front yard setback, except that the appli- <br /> cant shall stagger the front setbacks of the houses in all <br /> areas where there are more than three consecutive houses <br /> on a straight portion of a street. <br /> c. 30 foot minimum rear yard setback. <br /> d. 10 foot minimum interior side yard setback with a flat <br /> area a minimum of 5 feet in width on both sides of the <br /> house. <br /> e. 15 foot minimum street side yard setback. <br /> f. 30 foot minimum building separation with 40 foot average <br /> separation between lots. Lots which do not share a common <br /> side property line shall not be used in computing this <br /> average. A 20 foot building separation may be used in up <br /> to three cases, subject to the approval of the Planning <br /> Director, as long as these do not occur consecutively or <br /> in visually sensitive locations. At the time of tentative <br /> map review, the applicant shall submit a plotting plan <br /> showing the building envelopes and demonstrating that the <br /> 40 foot building separation average is achieved. The <br /> plotting plan shall also define the yard areas for unusu- <br /> ally oriented lots, such as flag lots and lots on hammer- <br /> head courts. The plan shall be subject to the approval of <br /> the Planning Commission. <br /> g. Height limits of 24 feet for one-story houses and 30 feet <br /> for two-story houses, measured from lowest finished grade <br /> at building envelope top of ridge on the highest roof of <br /> the house. On split pad lots, the higher pad shall, by <br /> definition, be limited to a one-story element. <br /> h. Maximum Floor Area Ratio (F.A.R.) of 25%, excluding ga- <br /> rages. <br /> i. All lots less than than 17,000 square feet in area shall <br /> have side entry three-car garages. The applicant shall <br /> not increase the area of such lots from that approved on <br /> the PUD development plan. <br /> <br /> Rev.6/19/90 <br /> -10- <br /> <br /> <br />
