The plan is compatible with previously developed <br /> properties in the vicinity and the natural <br /> topographical features of the site. <br /> <br /> The project site is located in an area which is <br /> mainly undeveloped. The closest adjacent <br /> development is the Canyon Meadows condominium <br /> project located across Dublin Canyon Road from the <br /> subject property. Other large lot single family <br /> homes exist in the vicinity of the proposed <br /> project. The proposed residential project is <br /> considered to be compatible with these existing <br /> residential developments. <br /> <br /> While still involving substantial amounts of <br /> grading, the applicant has attempted to reduce this <br /> impact by limiting development to a small portion <br /> of the site and by being more sensitive to <br /> topographical features. In addition, conditions of <br /> approval would further limit grading and retain <br /> natural features. <br /> <br /> D. Grading takes into account environmental <br /> characteristics and is designed in keeping with the <br /> best engineering practices to avoid erosion, <br /> slides, or flooding so as to have as minimal effect <br /> on the environment as possible. <br /> <br /> The project will involve substantial amounts of <br /> grading. The EIR addresses the geological/ <br /> geotechnical problems associated with development <br /> of the site and presents specific environmental <br /> impacts and mitigation measures to enable safe <br /> residential use of the site. These mitigation <br /> measures have been included as conditions of <br /> approval. With these conditions, the environmental <br /> impacts of the project will not be significant. <br /> <br /> E. Streets and buildings have been designed and <br /> located to complement the natural terrain and <br /> landscape. <br /> <br /> Most of the development is proposed to be located <br /> in the lea~t ~en~itive portionz of the site. The <br /> use of split pad lots and narrower hammerhead cul- <br /> de-sacs helps to integrate the streets and houses <br /> with the natural environment. Also, the <br /> development pattern, through use of single-loaded <br /> streets and lots which abut open space areas, takes <br /> advantage of the hillside setting. <br /> <br /> <br />
