CITY COUNCIL OF THE CITY OF PLEASANTON <br /> <br /> ALAMEDA COUNTY, CALIFORNIA <br /> <br /> ORDINANCE NO. 1470 <br /> <br /> ORDINANCE APPROVING THE DEVELOPMENT PLAN FOR <br /> THE PRESLEY COMPANY OF NORTHERN CALIFORNIA <br /> (PUD-89-21) <br /> <br />WHEREAS, Presley of Northern California applied for development <br /> plan approval for a 100-1ot single-family residential <br /> development located on the west side of Foothill Road <br /> generally northwesterly of its intersection with <br /> Stoneridge Drive, and southerly of Dublin Canyon Road; <br /> and <br /> <br />WHEREAS, zoning of the property is PUD (Planned Unit Development) <br /> - Low Density Residential/Open Space District; and <br /> <br />WHEREAS, based on the Initial Environmental Study, an EIR was <br /> certified and adopted by resolution of the Council on <br /> June 19, 1990; and <br /> <br />WHEREAS, Council received the Planning Commission's <br /> recommendations for approval of the proposed development <br /> plan; and <br /> <br />WHEREAS, the City Council made the following findings: <br /> <br /> 1. That the plan is in the best interests of the <br /> public health, safety, and general welfare. <br /> <br /> The EIR for the project has analyzed in detail the <br /> potential hazards and effects of constructing 100 <br /> homes on the subject property. While there are a <br /> number of issues associated with the project, the <br /> EIR has proposed mitigation measures which would <br /> reduce the impacts to an acceptable or <br /> insignificant level. Additionally, the development <br /> would be located on the least sensitive portions of <br /> the site, and a substantial amount of open space <br /> will remain. A development of this scale in the <br /> Pleasanton Ridge area would represent a precedent <br /> for the community, however, the decision to <br /> designate the site as Low Density Residential has <br /> already been made, and the project is consistent <br /> with this designation. <br /> <br /> B. The plan is consistent with the City's General <br /> Plan. <br /> <br /> The project is consistent with the general plan. <br /> <br /> <br />
