Ordinance No. 1470
Page 3

F. Public safety measures have been incorporated into
the plan.

The major public safety issues involve
geological/geo-technical issues and fire
protection. The EIR has addressed these issues and
recommended mitigation measures which have been
incorporated into the plan through conditions of
approval.

G. The plan conforms to the purposes of the PUD
district.

The plan conforms to the purposes of the PUD
district in that it proposes an acceptable
development on a difficult site. Because of the
topography and the sensitivity of the site due to
its location on the Pleasanton ridge, development
under conventional zoning would produce an inferior
result. With the PUD, the City has greater control
over grading, design, development standards, and
site planning. Moreover, a significant amount of
open space will be preserved and dedicated to the
City as a result of the PUD process.

THE CITY COUNCIL OF THE CITY OF PLEASANTON DOES HEREBY ORDAIN AS
FOLLOWS:

Section 1. Approves the development plan filed by Presley of
Northern California for a 100-lot single family
residential development on the west side of Foothill
Road generally northwesterly of its intersection with
Stoneridge Drive, and southerly of Dublin Canyon Road,
subject to the conditions shown Exhibit "A" attached
hereto and made part of this case by reference.

Section 2. The City staff is directed to cause a Notice of
Determination to be filed pursuant to Section 5.4(g) of
Resolution No. 77-66.

Section 3. This ordinance shall be published once within fifteen
(15) days after its adoption in "The Tri-Valley Herald,"
a newspaper of general circulation published in the City
of Pleasanton.

Section 4. This ordinance shall be effective thirty (30) days
after the date of its final passage and adoption.

INTRODUCED at a regular meeting of the City Council of the City
of Pleasanton on June 19, 1990.
