38. The applicant shall restripe southbound Foothill Road between <br /> Dublin Canyon Road and Stoneridge Drive to create three south- <br /> bound lanes. <br /> <br />39. The applicant shall improve Foothill Road from Stoneridge Drive <br /> to southerly of "A" Street to the satisfaction of the City <br /> engineer. These improvements shall follow the 1972 Foothill <br /> Road Precise Alignment or more recently adopted alignment. <br /> These improvements shall include but not be limited to con- <br /> structing three travel lanes southbound, a separated pedestri- <br /> an/bike path on the west side of the street, roadway <br /> transitions south of "A" Street to effect a smooth transition <br /> from the proposed three southbound lanes to the existing two <br /> lane road southerly of this development, median island improve- <br /> ments required to allow the left turns into and out of "A" <br /> Street, and landscaping of the median island. The applicant <br /> shall show these improvements on the tentative map. <br /> <br />40. The applicant shall improve Dublin Canyon Road at the "A" <br /> Street intersection to the satisfaction of the City Engineer. <br /> These improvements shall include, but not be limited to, <br /> deceleration lanes and left turn lanes. <br /> <br />41. The applicant shall pay its pro-rata share of the cost of the <br /> public improvements constructed in and along Dublin Canyon Road <br /> benefitting this project per the prior reimbursement agreement <br /> between the City and JL Construction. <br /> <br />42. All interior streets and courts shall be essentially as shown <br /> on the typical street sections, except that there shall be an 8 <br /> foot public service easement behind the street right-of-way. <br /> An area 5 foot behind the sidewalk or curb, whichever is appli- <br /> cable, shall be graded at a maximum slope of 2 percent towards <br /> the street. <br /> <br />43. At street intersections, the maximum street grade shall be 7 <br /> percent. The applicant's engineer shall review all street <br /> intersections for adequate sight distance as defined in the <br /> Caltrans Highway Design Manual and redesign those intersections <br /> not in conformance with those standards. <br /> <br />44. All proposed V-ditches shall be constructed of concrete. <br /> <br />45. The applicant shall construct a water reservoir at the 770 foot <br /> elevation and a pump station interconnected with the <br /> City's existing piping system. The applicant shall provide a <br /> water service study satisfactory to the City engineer prior to <br /> the tentative map, which details a system to service this <br /> entire development and the other benefitting properties along <br /> Dublin Canyon Road with a gravity system. Pro-rata reim- <br /> bursement from other benefitting properties will be allowed. <br /> <br />Rev.6/19/90 <br /> -20- <br /> <br /> <br />
