30. The applicant shall submit a site-specific acoustical analysis <br /> prepared by an acoustical engineer for the design of noise <br /> mitigation measures for Lots 67 through 77, 83 and 84 to reduce <br /> exterior noise levels to 60 dB and interior noise levels to 45 <br /> dB. Exterior noise reduction measures may include berming, <br /> fencing, or use of building mass. Interior noise reduction <br /> measures may include limiting the houses on these lots to one <br /> story, orienting sleeping areas furthest from the freeway, the <br /> use of a mechanical ventilation system with a closed window <br /> condition, double-paned windows, insulation, or <br /> seals/stripping. The acoustical analysis with mitigations <br /> shall be prepared for the review and approval of the Planning <br /> Director prior to recordation of the final map. <br /> <br />31. The applicant shall record CC&R's for the project which shall <br /> create a homeowners association for the project. The CC&R's <br /> shall be subject to the review and approval of the City Attor- <br /> ney prior to recordation of the final map. The homeowners <br /> association shall be responsible for the maintenance of all <br /> common areas in addition to all obligations and responsibili- <br /> ties stated elsewhere in these conditions. <br /> <br />32. The applicant shall enhance the portion of Gold Creek southwest <br /> of the crossing of "A" Street so that pools are available to <br /> wildlife. The applicant shall consult a qualified biologist in <br /> the planning and installation of this creek enhancement. <br /> <br /> 33. The applicant shall make an open offer of dedication to the <br /> City for the open space area at the southwest portion of the <br /> site. This area shall generally include property west of "A" <br /> Street from the southerly property line to the area behind Lots <br /> 1 through 6, following Gold Creek to the westerly property <br /> line. The open offer of dedication and specific definition of <br /> the public open space area shall occur prior to tentative map <br /> approval. <br /> <br /> 34. The applicant shall submit hiking trail design plans which <br /> shall be subject to the approval of the Parks and Recreation <br /> Commission. The trails shall be designed to blend with the <br /> natural setting and grading shall be kept to a minimum. A <br /> typical section shall be shown on the tentative map. <br /> <br /> 35. The applicant shall provide a public access easement over all <br /> hiking trails on private property allowing the right of public <br /> use of the trails. The details of the easement and agreement <br /> shall be considered with review of the tentative map. <br /> <br /> 36. No development of any kind shall be permitted in the natural <br /> open space areas of the project. <br /> <br /> 37. The applicant shall pay a pro-rata share, as determined by the <br /> City engineer, of the cost of a traffic signal on Foothill Road <br /> at Laurel Creek. <br /> <br /> Rev.6/19/90 <br /> -19- <br /> <br /> <br />
