i. Proper building setbacks from creeks and unstable slopes <br /> and construction of building foundations and cut and fill <br /> slopes shall be as specified by the geotechnical engineer <br /> and certified engineering geologist. <br /> j. All earth work, grading, fill placement, slope cutting, <br /> and drain installation shall be directly supervised by the <br /> geotechnical engineer and certified engineering geologist <br /> to verify compliance with recommendations and conditions. <br /> k. All plans and geotechnical reports shall be reviewed by a <br /> geotechnical engineering firm retained by the City prior <br /> to the commencement of any grading or slide repair on the <br /> site. The applicant shall pay the cost of the City's <br /> consultant. All recommendations of the City's consultant <br /> shall be incorporated into the project. <br /> <br />19. The applicant shall mitigate the problem of differential fill <br /> settlement as described in the EIR. The following mitigations <br /> shall be incorporated into the project: <br /> <br /> a. Native materials in areas receiving fills shall be proper- <br /> ly stripped and subdrained as directed by the geotechnical <br /> engineer. <br /> b. All fills shall be properly keyed, benched, and drained as <br /> directed by the geotechnical engineer. <br /> c. In all fill areas greater than 25 feet, special compaction <br /> requirements to minimize differential settlement shall be <br /> applied by the geotechnical engineer. <br /> d. Prior to placing fills, all highly compressible natural <br /> soils shall be removed and replaced with engineered fill. <br /> e. Any fills in excess of 25 feet shall be monitored for at <br /> least one year, or as recommended by the geotechnical <br /> engineer, before construction proceeds on their surfaces. <br /> <br />20. The applicant shall mitigate the problems of expansive soils <br /> and corrosivity as stated in the EIR. Such mitigations shall <br /> include the following: <br /> <br /> a. Where deemed necessary by the geotechnical engineer, a <br /> lined "V" ditch shall be installed at the base of all <br /> slopes adjacent to developed areas. <br /> b. A drainage bench with a lined "V" ditch shall be installed <br /> in all cut and fill slopes at 25 foot vertical intervals <br /> on all slopes greater than 30 feet in vertical height. <br /> c. Building pads shall be finish graded with 4% slopes for a <br /> minimum of 5 feet away from the building foundations. <br /> Site drainage shall be directed toward the street or storm <br /> drain system. <br /> d. Landscaping and walks shall be installed so that the <br /> surface drainage system is not disrupted. <br /> e. The applicant shall prepare detailed lot drainage require- <br /> ments for review and approval of the City Engineer and <br /> shall include them in the CC&R's for each lot.
