c. The use of native drought-resistant landscaping shall be <br /> encouraged throughout the development. The applicant <br /> shall include native drought-resistant landscaping on the <br /> model home sites and shall develop a brochure listing <br /> encouraged plant species and showing typical drought- <br /> resistant planting schemes. This brochure shall be made <br /> available to all homebuyers and the use of drought-resis- <br /> tant landscaping shall be promoted in the CC&R's. <br /> d. All-terrain and off-road vehicles and camping shall be <br /> prohibited in open space areas. <br /> <br /> In addition, the applicant shall provide each homebuyer with a <br /> nature preservation awareness brochure, to be reviewed and <br /> approved by the Planning Director prior to the first building's <br /> completion. <br /> <br />18. The applicant shall mitigate the conditions of unstable slopes <br /> and landslides as stated in the final EIR for the project. <br /> Such mitigation shall include the following: <br /> <br /> a. All landslides shall be identified, mapped, and catalogued <br /> by a geotechnical engineer and certified engineering <br /> geologist prior to tentative map approval. <br /> b. The depths and lateral dimensions of all bedrock land- <br /> slides and large surficial slides shall be determined by <br /> surface and subsurface methods that include drilling <br /> and/or trenching. <br /> c. Prior to start of construction, a landslide repair plan <br /> shall be prepared by a geotechnical engineer and certified <br /> engineering geologist for repair of all on-site landslides <br /> and all off-site landslides that could affect develop- <br /> ment. <br /> d. If measures in the landslide repair plan would require <br /> destruction of heritage trees, the Planning Director shall <br /> be immediately notified. All available options should be <br /> explored, including possible loss of lots or use of more <br /> elaborate engineering methods to protect trees. No more <br /> than 11 heritage trees may be removed for landslide re- <br /> pair, in addition to the 25 to be removed for grading and <br /> construction. <br /> e. Site drainage shall be controlled so that landslides can <br /> be minimized. <br /> f. Areas of potential slope instability shall be identified <br /> and recommendations made for stabilizing slopes. <br /> g. The entire site shall be incorporated into a geologic <br /> hazards abatement district for the repair and on-going <br /> maintenance of landslides, unstable slopes, drainage <br /> systems, catch basins, siltation ponds, and other geologic <br /> hazards. <br /> h. All recommendations of the geotechnical engineer and <br /> certified engineering geologist shall be incorporated into <br /> the grading plan. <br /> <br />Rev. 6/19/90 <br /> -15- <br /> <br /> <br />
