31. The hammerhead turnarounds shall be revised to conform to <br /> fire department standards. <br /> <br />32. The creek behind revised Lots 1, 2, and 3 shall be maintained <br /> as an open channel and shall be maintained by the Homeowners <br /> Association or individual property owners, as shall be <br /> determined by the Planning Commission upon review of the <br /> tentative map. If this channel is included in individual <br /> lots, the applicant shall prepare standards to be included in <br /> the project CC&R's and tentative map conditions which shall <br /> specify allowable fencing, grading, landscaping, etc. within <br /> the creek. <br /> <br />33. All retaining walls shall be constructed of concrete and <br /> require structural calculations prior to their approval. <br /> Retaining walls along Foothill Road shall meet the design <br /> standards of the West Foothill Road Corridor Overlay District <br /> and be approved by the Planning Director prior to recordation <br /> of the final map. <br /> <br />34. All drainage ditches shall be concrete-lined. The location <br /> of all on-site drainage ditches shall be shown on the <br /> tentative map. These ditches shall be located generally <br /> along the back of lots 6, 10, 12, 14, 16, 20, 21, 22, and 23 <br /> and shall be located so as to minimize tree removal and <br /> vegetation disturbance. All individual on-site drainage <br /> ditches, erosion controls, and hydroseeding shall be <br /> completed at the time of project grading. <br /> <br />35. The storm drain system shall be extended as required within <br /> the streets to pick up the drainage from the V-ditches. <br /> <br />36. Paved access roads shall be provided to all storm drain <br /> inlets or be privately maintained by the Homeowners <br /> Association. <br /> <br />37. The location of the utilities within "E" Street and "F" <br /> Court shall be revised, the sanitary sewer shall be on the <br /> west side of the centerline, storm water in the middle of the <br /> street, and water on the east of the centerline. These <br /> utilities shall be located in the street area outside of the <br /> fault shear zone. <br /> <br />38. All project utilities that cross the Calaveras Fault zone <br /> shall be designed with state-of-the-art flexible joints and <br /> automatic shut-off valves, or as otherwise required by the <br /> City Engineer. <br /> <br />39. The applicant shall provide a water service study, <br /> satisfactory to the City Engineer, prior to approval of a <br /> tentative map which details a system to serve this site, the <br /> Yee's and Lemoine's parcels with a gravity system. The <br /> applicant shall bear the full cost of installing a water tank <br /> and all necessary pumps, service lines, etc., including land <br />Rev. 6/19/90 <br /> -5- <br /> <br /> <br />
