23. The typical street section for private driveways shall be <br /> revised to show a curb-to-curb width of 20 feet. <br /> <br />24. The typical street section for the Public Street shall be <br /> revised to show an 8 foot P.S.E. located 5 feet behind the <br /> face of the curb. On the side of the street with sidewalk, <br /> the 2 percent grade shall extend 10 feet behind the curb. On <br /> the side of the street with no sidewalk, the 2 percent grade <br /> shall extend 5 feet behind the curb. These slope setbacks <br /> may be reduced with approval of the City Engineer in order to <br /> minimize the amount of project grading. <br /> <br />25. The typical section on Foothill Road shall be revised to show <br /> a 31 feet street section (both sides) and a 14 feet wide <br /> median island. <br /> <br />26. The location of the sidewalks shall be shown on the tentative <br /> map. <br /> <br />27. All fill slopes shall be graded at 3:1 unless otherwise <br /> approved by the City Engineer. <br /> <br />28. All streets, courts, and private driveways shall have a <br /> maximum slope of 15%. The maximum grade at street <br /> intersections shall be 7 percent unless otherwise approved by <br /> the City Engineer. <br /> <br />29. The applicant shall dedicate across the full project <br /> frontage, at the time of the first final map, right-of-way <br /> along Foothill Road sufficient to accommodate a four-lane <br /> Foothill Road, with median, as described in the General Plan. <br /> This right-of-way shall be based on the 1972 Foothill Road <br /> Precise Alignment, or a more recently adopted alignment, and <br /> should include slope banks within the easements. <br /> <br />30. The applicant shall construct the two most westerly lanes and <br /> the median island of the ultimate four lane divided Foothill <br /> Road across the full frontage of the site, plus any necessary <br /> transitions beyond the frontage. These improvements shall <br /> include left turn and deceleration lanes, modifications to <br /> the existing traffic signal at West Las Positas Boulevard and <br /> Foothill Road, and landscaping of the median island. These <br /> improvements shall be shown on the tentative map. If, at the <br /> time of approval of the final map, the City Engineer <br /> determines that Foothill Road should not be widened at that <br /> time, the applicant shall pay to the City the estimated cost <br /> of construction of these improvements, said funds to be used <br /> by the City for the future widening of Foothill Road or such <br /> other roadway improvements made necessary by and/or <br /> beneficial to the project, as determined by the City <br /> Engineer. <br /> <br />Rev. 6/19/90 <br /> -4- <br /> <br /> <br />
