17. In the event the applicant fails to receive Growth Management <br /> Program approval within one and a half years of this approval <br /> or, subsequent to such approval, allows the Growth Management <br /> Program approval to lapse, this development plan approval <br /> shall be of no further validity and the same or new <br /> development plan shall be required to be submitted to and <br /> approved by the City prior to any development. <br /> <br />18. Construction of residential units in this project shall not <br /> commence until the Pleasanton Unified School District <br /> indicates to the Planning Director that adequate school <br /> capacity for the project-generated children will be available <br /> at the time of occupancy. <br /> <br />19. The house to be located on Lot 31 shall be sited on the lot <br /> out of direct alignment with Highland Oaks Drive. <br /> <br />20. The applicant shall pay its pro rata share of the proposed <br /> improvements to be made at the Dublin Canyon/Foothill Road <br /> intersection in order to maintain a Level of Service D. <br /> These shall include modifications to Canyon Way, Foothill <br /> Road, Dublin Canyon Road, and the 1-580 freeway interchange, <br /> as follows: <br /> a. Widen Canyon Way between Stoneridge Mall Road <br /> and Foothill Road to provide a second right <br /> turn lane. <br /> b. Widen Dublin Canyon Road to provide an <br /> additional eastbound-northbound left turn lane <br /> onto Foothill Road. <br /> c. Add a fourth northbound through lane on <br /> Foothill Road between Deodar Way and 1-580, <br /> and redesign the northbound to eastbound on- <br /> ramp to include two lanes merging into one <br /> lane. <br /> <br />21. The public street section for "E" Street, "F" Court and those <br /> portions of the project streets on which houses are located <br /> on both sides shall be revised to a 36 foot curb-to-curb <br /> width with street parking permitted on both sides. The <br /> right-of-way width will remain at 46 feet. The remaining <br /> public street sections shall be reduced to a 32 foot curb-to- <br /> curb width in order to minimize grading impacts. The final <br /> design of these street sections will be subject to approval <br /> by the Planning Commission as part of the tentative map <br /> submittal. <br /> <br />22. The developer shall prepare an environmental impact <br /> mitigation reporting/monitoring program for City review and <br /> approval in conjunction with the tentative map; said program <br /> shall establish mitigation measure implementation progress <br /> reports during construction of the project and thereafter, as <br /> necessary to ensure compliance of project changes/conditions <br /> imposed in order to mitigate adverse environmental impacts. <br />Rev. 6/19/90 <br /> -3- <br /> <br /> <br />
