a. Native materials in areas receiving fills shall be <br /> properly stripped and subdrained as directed by the <br /> geotechnical engineer. <br /> <br /> b. All fills shall be properly keyed, benched, and drained <br /> as directed by the geotechnical engineer. <br /> <br /> c. In all fill areas greater than 5 feet, special <br /> compaction requirements shall be applied by the <br /> geotechnical engineer. <br /> <br /> d. Prior to placing fills, all highly compressible natural <br /> soils shall be removed and replaced with natural fill. <br /> <br /> e. Any fills in excess of 25 feet shall be monitored for at <br /> least one year, or as recommended by the geotechnical <br /> engineer, before construction proceeds on their <br /> surfaces. <br /> <br />57. The applicant shall mitigate the problems of expansive soils <br /> and corrosivity. Such mitigations shall include the <br /> following: <br /> <br /> a. Where deemed necessary by the geotechnical engineer, or <br /> City Engineer, a concrete lined "V" ditch shall be <br /> installed at the base of all slopes adjacent to <br /> developed areas. <br /> <br /> b. A drainage bench with a lined "V" ditch shall be <br /> installed in all cut and fill slopes at 25 foot vertical <br /> intervals on all slopes greater than 30 feet in vertical <br /> height. <br /> <br /> c. Building pads shall be finish graded with 2% slopes for <br /> a minimum of 5 feet away from the building foundations. <br /> Site drainage shall be directed toward the street or <br /> storm drain system. <br /> <br /> d. Landscaping and walks shall be installed so that the <br /> surface drainage system is not disrupted. <br /> <br /> e. The applicant shall prepare detailed lot drainage <br /> requirements and shall include them in the CC&R's for <br /> each lot. Specific reference to these requirements <br /> shall be made in the deed for each lot. <br /> <br /> f. The applicant's geotechnical engineer shall conduct a <br /> detailed technical analysis of lots with common soil <br /> type and cut-fill characteristics and make specific <br /> recommendations as to soil preparation and soil type. <br /> <br /> 58.
