c. Prior to start of construction, a landslide repair plan <br /> shall be prepared by a geotechnical engineer and <br /> certified engineering geologist for repair of all on- <br /> site landslides and all off-site landslides that could <br /> affect development. <br /> <br /> d. If measures in the landslide repair plan would require <br /> destruction of heritage trees, the Planning Director <br /> shall be immediately notified. All available options <br /> should be explored, including possible loss of lots or <br /> use of more elaborate engineering methods to protect <br /> trees. <br /> <br /> e. Site drainage shall be controlled so that landslides can <br /> be minimized. <br /> <br /> f. Areas of potential slope instability shall be identified <br /> and recommendations made for stabilizing slopes. <br /> <br /> g. The entire site shall be incorporated into a geologic <br /> hazards abatement district for the repair and on-going <br /> maintenance of landslides, unstable slopes, drainage <br /> systems, catch basins, siltation ponds, and other <br /> geologic hazards. <br /> <br /> h. All recommendations of the geotechnical engineer and <br /> certified engineering geologist shall be incorporated <br /> into the grading plan except that the debris flow walls <br /> shall be constructed at the property lines of lots <br /> 10, ll,and 17. This work shall be completed as part of <br /> the subdivision improvements. These walls shall be <br /> owned and maintained by the Homeowner's Association. <br /> <br /> i. Proper building setbacks from creeks and unstable slopes <br /> and construction of building foundations and cut and <br /> fill slopes shall be as specified by the geotechnical <br /> engineer and certified engineering geologist. <br /> <br /> j. All earth work, grading, fill placement, slope cutting, <br /> and drain installation shall be directly supervised by <br /> the geotechnical engineer and certified engineering <br /> geologist to verify compliance with recommendations and <br /> conditions. <br /> <br /> K.. All plans and geotechnical reports shall be reviewed by <br /> a geotechnical engineering firm retained by the City <br /> prior to the commencement of any grading or slide repair <br /> on the site. The applicant shall pay the cost of the <br /> City's consultant. <br /> <br />56. The applicant shall mitigate the problem of differential fill <br /> settlement.
