12. The applicant shall pave the on-site roadway and provide a <br /> minimum driving surface of 20 feet curb-to-curb. The road <br /> shall be capable of supporting a fire truck and shall have a <br /> maximum 15% grade. No parking shall be permitted on this <br /> roadway. <br /> <br />13. The site shall be zoned PUD-MDR and shall be subject to the <br /> uses of the R-1-6500 District. <br /> <br />14. a. The applicant shall comply with the recommendations of <br /> the geotechnical study performed for this project plus <br /> the geotechnical/geologic reviews conducted by the <br /> City's consultants. These documents include the <br /> following: <br /> <br /> "Geotechnical Study 5-Lot Subdivision Kottinger Drive" <br /> prepared by Henry Justiniano & Associates dated January <br /> 17, 1989, plus addenda dated May 12 and May 30, 1989, <br /> and January 18 and March 10, 1990. <br /> <br /> Geotechnical Review letters submitted by William Cotton <br /> and Associates dated July 14 and August 16, 1989. <br /> <br /> Geologic Review letters submitted by David W. Carpenter, <br /> Engineering Geologist dated October 27, 1989, and <br /> February 15, 1990. <br /> <br /> Specifically, all recommendations concerning site <br /> preparation, grading, foundation design and construction, <br /> retaining wall design and construction, geogrid earth <br /> retention system design and construction, landscaping and <br /> irrigation in the geogrid-retained slopes, drainage, <br /> utilities, paving, and other construction methods shall be <br /> followed as stated in these documents. Any questions or <br /> inconsistencies among them shall be resolved by the Director <br /> of Building Inspection. <br /> <br /> b. The applicant's geotechnical consultant shall review and <br /> approve all geotechnical aspects of the final <br /> development plans (i.e., site preparation and grading, <br /> site drainage improvements, and design parameters for <br /> foundations and roadways) to ensure that his <br /> recommendations have been properly incorporated into the <br /> development. The results of the plan review shall be <br /> summarized by the consultant in writing and submitted to <br /> the Director of Building Inspection and City Engineer <br /> for review and approval prior to issuance of grading <br /> and/or building permits. <br /> <br /> -3- <br /> <br /> <br />
