c. The applicant's geotechnical consultant shall inspect, <br /> test, and approve all geotechnical aspects of the <br /> project construction. The inspections shall include, <br /> but not necessarily be limited to, site preparation and <br /> grading, site surface and subsurface drainage <br /> improvements, and excavations for foundations and <br /> retaining walls prior to the placement of steel and <br /> concrete. The consultant shall be present on the site <br /> at all times during grading and excavation operations. <br /> All cut slopes shall specifically be inspected by a <br /> qualified engineering geologist, and adequate temporary <br /> shoring and/or permanent retaining walls shall be <br /> provided, as required, to ensure the safety of workers <br /> and upslope properties. The results of these <br /> inspections and the as-built conditions of the project <br /> shall be certified by the geotechnical consultant and <br /> submitted to the City Engineer and Director of Building <br /> Inspection for review and approval prior to issuance of <br /> final building permits. <br /> <br /> d. A geotechnical engineer form the Tensar Corporation, or <br /> other company which provides the geogrid material, shall <br /> be present on-site to ensure the proper installation of <br /> the earth retention system as well as all utilities, <br /> landscaping, and irrigation within this slope area. <br /> <br /> e. In the event that ground water or water-bearing strata <br /> are found on the site at any time during grading or <br /> construction, the applicant shall immediately cease work <br /> and contact the Director of Building Inspection. Work <br /> shall not resume until the extent of such water is <br /> determined and a mitigation plan developed, if deemed <br /> necessary by the City. If such a mitigation plan is <br /> required, it shall be submitted for approval of the <br /> Planning Director and the Director of Building <br /> Inspection and shall be consistent with the approved <br /> grading plan. If any modification to the grading plan <br /> is required as a result of the mitigation plan, it shall <br /> be approved by the Planning Director or referred to the <br /> Design Review Board, at the Director's option. <br /> <br />15. The applicant shall submit color chips for the house on Lot 3 <br /> to be approved by the Planning Director prior to issuance of <br /> building permits, who shall approve the colors upon a <br /> determination that the "cream" color is not too bright and is <br /> consistent with the subdued colors used on the other homes. <br /> <br /> -4- <br /> <br /> <br />
