Prior to occupancy, the project developer shall enter into an agreement with the City, ap- proved by the City Attorney, which guarantees that the sanitary sewer line will be maintained at all times in a manner consistent with City standards. The City shall have the right to maintain the sanitary sewer line in a manner satisfactory to its standards should the property owners fail to do so, and the City shall have the right to assess the applicants for any costs incurred in such maintenance. Said agreement shall run with the land for the duration of the existence of the structures located on the subject property. 37. The applicants shall eliminate the southem monument sign at the Arlington Drive driveway un- less it can be demonstrated to the Planning Director that the sign is needed to form an integral part of the entry design. 38. When deemed necessary by the Planning Director, the applicants/property owner shall extend the public portion of the property's northern multipurpose trail west to connect to the Alameda County Transportation Corridor (ACTC) adjacent to the subject property. Plans for the trail ex- tension shall be submitted to the Planning Director for review and approval prior to installation. 39. If the 10 ft. wide multipurpose trail is connected to the Alameda County Transportation Corridor (ACTC) prior to the Phase II installation of trail improvements, the applicants shall construct and/or relocate the multipurpose trail entirely outside of the existing service road, except where it crosses the road. 40. In the event the project site becomes an unsecured, multi-tenant complex, a publicly accessible loop trail around the perimeter of the site (or using a portion of the Southern Pacific Railroad corridor) shall be constructed and maintained as required by the PUD master plan. The final lo- cation and design of this trail shall be subject to the review and approval of the Planning Direc- tor. 41. The security gates at the Arlington Drive and Sycamore Road driveways shall remain open dur- ing business hours. 42. The service road shall be limited to delivery, garbage, maintenance, service, and emergency ve- hicles only. The security gate shall be closed and locked at all times to prevent non-service vehi- cles from using the road. Prior to occupancy, appropriate signage shall be provided on the east- em side of the gate. The signage shall be subject to review and approval by the Planning Direc- tor prior to installation. 43. The project developer shall post address numerals on the buildings so as to be plainly visible from all adjoining streets or driveways during both daylight and night time hours. The size, ma- terial, and location of the address signs shall be subject to final review and approval by the Plan- ning Director and Fire Chief prior to installation. 44. Prior to installation of the monument signs shown on Sheet A9.00, specific details for each sign (i.e., colors, materials, illumination, etc.) shall be submitted to the Planning Director for review and approval.
