45. The comprehensive sign program shall be modified as follows: <br /> <br />Except for a faqade sign on the south end of Building A, no facade signs shall be in- <br />stalled on the buildings, unless otherwise approved by the Planning Director. <br /> <br />The sign program shall include the specific details for each proposed sign type, includ- <br />ing the wall sign at the southerly end of Building A (i.e., allowable colors, materials, <br />dimensions, illumination, location, sign text, etc.). <br /> <br />Said modifications shall be submitted in a revised comprehensive sign program and shall be sub- <br />ject to the review and approval by the Planning Director prior to installation of any signage. <br /> <br />46. <br /> <br />All parking spaces shall be striped. Wheel stops shall be provided unless the spaces are fronted <br />by concrete curbs, in which case sufficient areas shall be provided beyond the ends of all parking <br />spaces to accommodate the overhang of automobiles. <br /> <br />47. <br /> <br />The buildings shall have the lighter GFRC color (#1) and the darker metal color (#7) as shown <br />on the color/materials board. The approved building materials/colors shall be stated on the plans <br />submitted for issuance of building permits. <br /> <br />48. <br /> <br />All backflow prevention devices installed with the development shall be painted forest green <br />(Pantone Color System Number 357) and shall be screened from view from public/private <br />streets. Screens shall consist of berms, walls, or landscaping satisfactorily integrated into the <br />landscape plan. Landscape screens shall include shrubbery designed by species and planting <br />density to establish a complete screen within one year from the date of planting. Weather protec- <br />tion devices such as measures to protect pipes from freezing shall require approval by the Plan- <br />ning Director prior to use; at no time shall fabric or other material not designed and/or intended <br />for this purpose be wrapped around or otherwise placed on these devices. All backflow preven- <br />tion devices shall be shown on the plans submitted for issuance of building permits together with <br />screening mechanism and/or weather protection devices. Proposed screening and weather pro- <br />tection devices shall be reviewed for conformity to these requirements and approved by the <br />Planning Director prior to issuance of a building permit. <br /> <br />49. <br /> <br />The project developer shall comply with the recommendations of the tree report prepared by <br />HortScience, Inc. dated October 2001. No tree trimming or pruning other than that specified in <br />the tree report shall occur. The project developer shall arrange for the horticultural consultant to <br />conduct a field inspection prior to issuance of grading permits to ensure that all recommenda- <br />tions have been properly implemented. The consultant shall certify in writing that such recom- <br />mendations have been followed. <br /> <br />50. <br /> <br />A final tree removal plan for Phases I and II shall be submitted in conjunction with the plans <br />submitted for issuance of building permits and shall be subject to the review and approval by the <br />Planning Director prior to issuance of building permits for the project. The applicants shall be <br />responsible for the loss of any tree not previously approved for removal. The applicants shall <br />post cash, letter of credit, certificate of deposit (CD), or other security satisfactory to the Plan- <br /> <br />City Council Conditions of Approval PUD-16 Page 7 <br /> <br /> <br />
