b. The applicant shall specify the building's roofing, <br /> siding, and trim by manufacturer and the colors by the <br /> pantone system. <br /> <br /> c. The applicant shall provide larger scaled drawings of <br /> all the building trim details. <br /> <br /> d. The applicant shall install true brick or brick veneer <br /> chimneys throughout the project. <br /> <br /> e. The applicant shall use vertical sliding windows, unless <br /> fixed, shall be used throughout the project. "Grided" <br /> windows and doors shall be used where indicated on the <br /> final building elevations. <br /> <br /> f. The applicant shall use obscured glass on all windows <br /> that directly overlook the sideyard open space areas. <br /> <br /> g. The applicant shall add shingle siding to the building <br /> side elevations, in the Queen Anne architectural style, <br /> as determined by the Director of Planning to be <br /> necessary for variation and visual interest of these <br /> side elevations. <br /> <br />5. The applicant shall record prior to recordation of the final <br /> map, CC&R's which shall create a Homeowners Association <br /> subject to review and approval by the City Attorney and the <br /> Director of Planning. The Homeowners Association shall be <br /> responsible for the following items: <br /> <br /> a. Irrigate and maintain the landscape area located between <br /> the south project driveway and the top-of-bank of the <br /> Arroyo del Valle in order to provide an unobstructed <br /> line-of-sight looking southerly from the driveway <br /> entrance down Division Street. <br /> <br /> b. Irrigate and maintain the landscape area between the <br /> street curb and sidewalk along the Division Street <br /> project frontage, from the southernmost property line <br /> shown on the approved site plan to connect with the <br /> Wixam bridge over the Arroyo del Valle. <br /> <br /> c. Irrigate new planting to be installed in the Arroyo del <br /> Valle for three years after installation at which time <br /> the irrigation system to these plantings may be <br /> abandoned. <br /> <br /> d. Irrigate and maintain a unified landscape area between <br /> Division Street sidewalk and the front of each <br /> residential building, the westerly side of the project's <br /> driveway, and between the project's driveway and top-of- <br /> bank of the Arroyo del Valle. <br /> <br /> -5- <br /> <br /> <br />
