a. The applicant shall install trees, groundcover, and <br /> irrigation lines in the ~lanting area located between <br /> the sidewalk and street curb along Division Street from <br /> the southernmost project property line to the°Wixam <br /> bridge over the Arroyo del Valle. Trees shall be <br /> planted in a staggered fashion with respect to the <br /> private front yard trees. <br /> <br /> b. The applicant shall incorporate the recommendations of <br /> the tree preservation report titled "Trees at Division <br /> Street Homes, Parcel No. 94-118-15, prepared by <br /> HortScience, dated April 16, 1990, to the satisfaction <br /> of the Director of Planning. Tree no. 21, a 30"' black <br /> locust tree, may be removed by the project developer. <br /> <br /> c. The applicant shall replace each heritage tree to be <br /> removed with three, 36" box size trees. These trees <br /> shall be shown on the revised landscape plan. <br /> <br /> d. All trees to be installed within the Arroyo del Valle <br /> shall be 15 gallon indigenous species including, but not <br /> limited to elderberry, coast live oak, buckeye, toyon, <br /> California bay, coyote brush, or California coffeeberry <br /> per the letter from the California Department of Fish <br /> and Game dated June 7, 1990. These trees shall be shown <br /> on the revised landscape plan. <br /> <br /> e. Except for each unit's private sideyard, the Homeowners <br /> Association shall pay for and maintain all project <br /> landscape irrigation which shall be controlled by a <br /> single water meter and automatic controller. <br /> <br /> f. The applicant shall remove existing plantings, and shall <br /> then install new plantings and irrigation lines in the <br /> area located between the south project driveway and the <br /> top-of-bank of the Arroyo del Valle. Groundcover, <br /> shrub, and tree species shall be chosen so that when <br /> mature, an unobstructed line-of-sight is maintained <br /> looking southerly from the driveway entrance down <br /> Division Street. <br /> <br />4. The applicant shall submit final building elevations and <br /> design details for review and approval by the Director of <br /> Planning, unless otherwise specified, prior to issuance of a <br /> building permit. All plans and designs shall include the <br /> following items: <br /> <br /> a. Household trash may be stored in up to two garbage cans <br /> to be located in each unit's garage. To ensure the <br /> efficient use of said garbage cans, all units shall be <br /> provided with trash compactors in each unit's kitchen <br /> area. <br /> <br /> -4- <br /> <br /> <br />
