EXHIBIT A <br /> <br /> Conditions of Approval <br /> PUD-90 -6 <br /> <br />1. The building, parking/driveway, and landscape improvements <br /> for the residential development described under Case PUD-90-3 <br /> shall substantially conform with the plans dated June 13, <br /> 1990 on file with the Planning Department, except as modified <br /> by the following conditions of approval. <br /> <br />2. The applicant shall submit a final site plan and fence design <br /> details for review and approval by the Director of Planning, <br /> unless otherwise specified, prior to issuance of a building <br /> permit. All plans and designs shall include the following <br /> items: <br /> <br /> a. The applicant shall install a 5' wide standard, <br /> separated concrete sidewalk and irrigated landscaping <br /> area along the Division Street project frontage, from <br /> the southernmost property line shown on the approved <br /> site plan to connect with the Wixam bridge over the <br /> Arroyo del Valle. The front edge of the sidewalk shall <br /> be at least 5' from the face of curb. Final sidewalk <br /> alignment and design shall be to the satisfaction of the <br /> City Engineer and Director of Planning. <br /> <br /> b. The applicant shall install a six foot tall wood fence <br /> or wall facing Division Street to attenuate exterior <br /> noise levels in the private sideyards to General Plan <br /> standards (60 dB Ldn). The fence/wall construction <br /> shall include both solid and clear materials, standing <br /> 4' and 2' tall, respectively, with a combined 6' tall <br /> fence/wall height. The fence/wall design shall match <br /> the building design and materials and shall emulate the <br /> Queen Anne architectural style. <br /> <br /> c. The applicant shall install all fences facing Division <br /> ~tree~ with a minimum/average setback from the back of <br /> sidewalk 'of 12' and 17', respectively. <br /> <br /> d. The applicant shall install red-painted curbs and "No <br /> Parking" signs as required by California State law along <br /> both sides of the on-site access driveway to enable City <br /> enforcement as a fire lane. <br /> <br /> 3. The applicant shall submit final landscape and irrigation <br /> plans and design details for review and approval by the <br /> Director of Planning, unless otherwise specified, prior to <br /> issuance of a building permit.
