25. The project shall implement the agreed-upon mitigation <br /> measures as detailed in the TJKM Traffic Impact Study <br /> (dated May, 1990) at the Canyon Way-Foothill Road <br /> intersection and Stoneridge Drive-Stoneridge Mall Road <br /> intersections as required by the City Engineer. The <br /> City Engineer may phase in intersection improvements so <br /> long as mid-LOS D (v/c = .86) is achieved as quickly as <br /> feasible following issuance of a building permit for the <br /> first structure on the site and, thereafter, mid-LOS D <br /> is maintained until all agreed-upon measures have been <br /> implemented. The applicant shall be eligible for <br /> reimbursement from other benefitting projects to the <br /> extent of their pro rata shares of the costs of <br /> improvements. Said reimbursement shall be set forth in <br /> a reimbursement agreement entered into with the City. <br /> <br /> 26. The project shall provide access to all building roofs <br /> to the satisfaction of the Fire Chief. Truck ladder <br /> access shall be provided at two points, not on the same <br /> building elevation, using fire apparatus existing or to <br /> be in possession of the City Fire Department by the time <br /> of building occupancy. Access may include use of fixed <br /> ladders from a fifth-floor balcony to the roof if the <br /> buildings are designed as "life safety buildings" <br /> pursuant to Section 18 of the Uniform Building <br /> Code,except that the Fire Chief may waive the <br /> requirement for an on-site water source. <br /> <br /> 27. The final design of roof equipment screens shall be <br /> subject to review and approval by the Design Review <br /> Board pursuant to its review of final plans as required <br /> in Condition B-2. <br /> <br /> 28. The angle points created at the intersection of the <br /> driveways and the arrival court shall be rounded to the <br /> satisfaction of the City Engineer. <br /> <br /> 29. All fire lanes shall have turning radii adequate, as <br /> determined by the City Engineer, to enable the City's <br /> longest fire truck to negotiate turns while staying <br /> within the driveway area. <br /> <br /> 30. A traffic study shall be completed by the applicant, to <br /> the satisfaction of the City Engineer, which addresses <br /> potential impacts which may result from off-ramp queues <br /> caused by the project; should the study find queuing <br /> occurring, the applicant shall increase storage as <br /> necessary on the off-ramp(s), subject to the review and <br /> approval of Caltrans. <br /> <br /> <br />
