20. Each phaae of the project shall contain on-site parking <br /> at a minimum ratio of one space for each 300 sq. ft. of <br /> gross floor area. The Planning Director may require <br /> less parking in the final phase if he finds that <br /> portions of the project do not generate additional <br /> parking demand due to their use (e.g. cafeteria). In <br /> the event the Planning Director finds that on-site <br /> demand for parking exceeds developed spaces, the <br /> Planning Director shall require additional on-site <br /> parking spaces be provided. These spaces may be in <br /> additional compact spaces (not to exceed 50% of all <br /> spaces) or parking structures; landscaped areas shall <br /> generally not be reduced. <br /> <br /> 21. In the event a cafeteria is located on the site, a <br /> loading area satisfactory to the Planning Director and <br /> located outside driveway aisles and parking areas shall <br /> be incorporated into that phase plan for review and <br /> approval by the Planning Director. <br /> <br /> 22. All garbage shall be kept inside buildings until taken <br /> for removal from the site; however, should the property <br /> owner wish to utilize outdoor trash bin storage, the <br /> Planning Director shall allow outdoor containers subject <br /> to his approval of the location, size, and design of all <br /> trash enclosures. <br /> <br /> 23. The applicant shall provide on-site locker and shower <br /> facilities for use by employees. This requirement shall <br /> be met by providing a minimum of one shower facility for <br /> each men's and women's restroom at the ground floor of <br /> each building, or, alternatively, by providing an <br /> employee gymnasium with lockers and showers. <br /> <br /> 24. The complex shall develop transportation systems <br /> management programs such that the complex will generate <br /> no more than 1.33 A.M. and P.M. peak hour trips per <br /> 1,000 sq. ft. of gross floor area. In addition, the <br /> complex owner shall participate in and implement any <br /> City- or TSM Task Force-led program to stagger evening <br /> work end times in order to maintain LOS D conditions at <br /> all "affected intersectlon~", per PUD-81-22, as amended. <br /> <br /> -5- <br /> <br /> <br />
