13. The nose of the median island on Embarcadero Court of <br /> the first entry drive east of Stoneridge Mall Road shall <br /> be modified to the satisfaction of the City Engineer to <br /> improve the turning radius while exiting said driveway. <br /> <br />14. The applicant shall be responsible for modifying the <br /> median island on Fabian Drive as shown on the site plan, <br /> subject to the satisfaction of the City Engineer. <br /> <br />15. The "parking court" and driveway between Buildings D and <br /> E shall be redesigned to not encourage through <br /> circulation. Final design shall be submitted to the <br /> Planning Director for review and approval before <br /> construction. <br /> <br /> 16. The applicant shall provide a 20-foot wide clear access <br /> to the existing sanitary sewer manhole located between <br /> Buildings A and C. The access shall be constructed to <br /> support truck loading. The details of the access shall <br /> be submitted to the City Engineer for approval, <br /> Alternatively, the manhole may be relocated to a parking <br /> area if approved by the City Engineer. <br /> <br /> 17. This approval does not constitute signage approval for <br /> the project; if identification signage is desired, an <br /> application for a comprehensive sign program shall be <br /> submitted for review and approval by the Design Review <br /> Board. <br /> <br /> 18. Undeveloped phases of the project shall be provided weed <br /> control by mowing; no discing shall be allowed for weed <br /> abatement purposes. If phased development leaves one or <br /> more sides of the park/plaza open, that side shall be <br /> hydroseeded and irrigated for a distance far enough to <br /> create an irrigated "edge" to the park/plaza. This plan <br /> shall be submitted to the Planning Director for review <br /> and approval before issuance of a building permit for <br /> such a phase. <br /> <br /> 19. The uses of the complex shall be those as listed for <br /> "Offices" in the PUD master plan and shall specifically <br /> allow the following: cafeteria, day care facility, <br /> auditorium, gymnasium/locker room, and helipad (not <br /> including refueling). <br /> <br /> -4- <br /> <br /> <br />
