5. The final scheme of building materials and colors and of <br /> textured, color, and/or enhanced paving for the <br /> pedestrian, arcade, and plaza areas shall be submitted <br /> to the Planning Director for review and approval prior <br /> to the issuance of a building permit. Said submittal <br /> shall indicate the location, color, and materials to be <br /> used. <br /> <br />6. A final lighting and illumination plan for the building <br /> and the site shall be submitted to the Planning Director <br /> for review and approval prior to the issuance of a <br /> building permit. <br /> <br />7. Final plans and elevations for the helipad shall be <br /> submitted to the Planning Director for review and <br /> approval prior to the issuance of a building permit; at <br /> the discretion of the Planning Director, said plans may <br /> be referred back to the Design Review Board for review <br /> and approval. The helipad shall not permit refueling. <br /> The flight path shall be as shown on the submittal <br /> materials (to and from the northeast) and total flights <br /> shall not exceed 10 round trips per day without first <br /> requesting approval from the Planning Commission. <br /> <br />8. The required emergency vehicle access located on the <br /> project site and serving the adjacent residential <br /> development shall be maintained at all times during the <br /> construction phases. <br /> <br />9. The new driveway proposed between Fabian Court and <br /> Embarcadero Court shall be designed subject to the <br /> satisfaction of the City Engineer; if required, the <br /> driveway shall incorporate a right-turn deceleration <br /> lane on Stoneridge Mall Road, and modifications to <br /> permit right-turn-in and right-turn-out movements only. <br /> Striping on Stoneridge Mall Road necessary to effectuate <br /> such a plan shall be done by the applicant. <br /> <br /> 10. The applicant shall modify and/or install the striping <br /> on Embarcadero Court and Fabian Court to the <br /> satisfaction of the City Engineer to accommodate the new <br /> turning movements. <br /> <br /> 11. The applicant shall be responsible for preparing all <br /> necessary documents for the City to abandon the existing <br /> roadway easement for the. easterly end of Fabian Court, <br /> or for such other actions as will extinguish the <br /> public's and/or Regis Homes' rights to use the end of <br /> Fabian Court. <br /> <br /> 12. The applicant shall construct 6-foot wide sidewalk on <br /> Fabian Court and Embarcadero Court and an 8-foot wide <br /> sidewalk on Stoneridge Mall Road along the project <br /> frontage to the satisfaction of the City Engineer. <br /> <br /> -3- <br /> <br /> <br />
