4. The applicant shall submit complete, detailed building <br /> elevations for all sides of the building for the review and <br /> approval of the Design Review Board prior to issuance of a <br /> building permit. The building materials, colors, and general <br /> design treatment shall be consistent with that of the Mohr <br /> Avenue elevations dated "Received October 10, 1990" and shall <br /> also be of the same level of detail and quality as the <br /> elevations approved by the Design Review Board on June 20, <br /> 1990. <br /> <br />5. The site plan shall be revised to provide for a six-foot wide <br /> separated sidewalk across the entire site frontage on Mohr <br /> Avenue. The developer shall also be responsible for the <br /> installation of sidewalk between the easterly boundary of the <br /> project site and the current westerly terminus of the existing <br /> sidewalk of the Mohr Park Estates subdivision on the north <br /> side of Mohr Avenue. .The design of this connecting sidewalk <br /> across the County-owned, railroad abandoned right-of-way shall <br /> be subject to the review and approval of the City Engineer and <br /> shall be installed at the same time as other required on-site <br /> public improvements. <br /> <br /> 6. The use of balcony or patio areas for storage purposes or for <br /> the hanging of laundry shall be strictly prohibited. The <br /> applicant shall be responsible for informing all residents of <br /> this requirement and for its enforcement. <br /> <br /> 7. The applicant shall submit a noise assessment for the facility <br /> to ensure that interior noise levels of 45 dB are maintained <br /> for present and future conditions. The analysis shall address <br /> Mohr Avenue traffic and the future transit corridor in the <br /> former Southern Pacific right-of- way. This assessment shall <br /> be submitted for review and approval of the Planning Director <br /> prior to issuance of building permits. <br /> <br /> 9. The applicant shall record an access easement in favor of the <br /> project site over the adjacent office property to the west <br /> (Assessor's Parcel Number 946-4550-19) allowing the applicant <br /> use of the off-site driveway for service vehicles and allowing <br /> use of and access to the trash enclosure. This easement shall <br /> be subject to the approval of the City Attorney, and shall be <br /> submitted to the City for approval and recorded prior to <br /> issuance of building permits. <br /> <br /> 10. The applicant shall be responsible for the undergrounding of <br /> the overhead utilltle~ on Mohr Avenue acro~ the frontage of <br /> the subject property up to the first riser pole on the former <br /> Southern Pacific right-of-way- The undergrounding work shall <br /> also include the adjacent office complex to the west, for <br /> which the City will reimburse the applicant with deferred <br /> underground fees. <br /> <br /> <br />
