11. The applicant sha~l be responsible for the installation of <br /> street frontage improvements across the project frontage and <br /> the adjacent abandoned railroad property to the east. In <br /> addition, the applicant shall install a new concrete curb and <br /> gutter on the south side of Mohr Avenue from Kolln street to <br /> the east side of the former Southern Pacific right-of-way. <br /> <br />12. The applicant shall be responsible for the extension of the <br /> sanitary sewer on Mohr Avenue easterly from its present <br /> terminus near KollnStreet to the point where the building <br /> sewer can connect as determined by the City Engineer. <br /> <br />13. The applicant shall install state-of-the-art filtering devices <br /> for the cooking facilities at the time of construction of the <br /> building, subject to the approval of the Director of Building <br /> Inspection Services. <br /> <br />14. The applicant shall comply'with the Standard Conditions of <br /> Development except the following: Condition Nos. 10, 12, 25, <br /> 29, 33, 46, and 50. <br /> <br />15. Occupants shall not be allowed to keep cars or other vehicles <br /> on the premises. <br /> <br /> 16. There shall be no parking on Mohr Avenue in front of the <br /> facility. The applicant shall post this area for no parking <br /> as required by the City Engineer. <br /> <br /> 17. The applicant shall build a soundwall on the south side of <br /> Mohr Avenue from Kolln Street to the former Southern Pacific <br /> railroad right-of-way. The on-site soundwall shown on the <br /> plans may be deleted.
