All graphic standards shall specifically relate to a <br /> written standard. <br /> <br /> e. Each standard shall be illustrated by a photograph and/ <br /> or architectural drawing. <br /> <br /> f. Building height, setbacks, envelopes, and yard areas <br /> shall be established for each lot. <br /> <br /> g. Three-story building elements shall be limited to the <br /> towers and/or to the attics. <br /> <br /> h. Wall siding materials shall be specified according to <br /> type. <br /> <br /> i. Masonry wall materials, except where specified under <br /> standard E2(d) are not allowed. <br /> <br /> j. Chimney material shall be true brick. <br /> <br /> k. Divided light windows, if used, shall be true wood-frame <br /> divided light windows with individual mullions. <br /> <br /> 1. The maximum garage height shall be limited to 20', with <br /> exceptions allowed for cupolas. <br /> <br />10. The applicant shall be responsible for a pro rata share of <br /> the replacement costs for the existing 8' sanitary sewer line <br /> located on the west side of the mobile home park on Vineyard <br /> Avenue near Bernal Avenue. Total replacement costs shall not <br /> exceed $20,000. <br /> <br />11. The applicant shall contribute a pro rata share of a sanitary <br /> sewer study for the Vineyard Avenue area as determined by the <br /> City Engineer. Payment for the study shall be due prior to <br /> Council's approval of the final map. The applicant shall pay <br /> a pro rata share of the permanent sewer facility to serve the <br /> project at the time of said facility's construction. <br /> <br />12. The applicant shall execute a deferred improvement agreement <br /> with recordation of the final map for undergrounding of the <br /> 12 K.V., telephone, and cable TV lines from the easternmost <br /> edge of the project site to a point located midway between <br /> the west driveway and westernmost edge of the project site <br /> where an existing pole provides a convenient place to begin <br /> undergrounding. If realignment of Vineyard Avenue has not <br /> begun within ten years of issuance of the first building <br /> permit, then the $90,000 plus interest accrued shall be used <br /> to pay for these undergrounding costs. <br /> <br /> -4- <br /> <br /> <br />
