5. The applicant shall dedicate in fee title or as an easement <br /> to either the City of Pleasanton or to the East Bay Regional <br /> Park District the necessary land to accommodate a 10' wide <br /> multi-use trail to be located along the north side of the <br /> project site. This easement/dedication area shall be <br /> measured from either the geologic stable top of bank or the <br /> engineered improved top of bank. Should structural <br /> improvements such as gabbions, retaining walls, etc., be <br /> required to stabilize the top of bank and/or for erosion <br /> control along the Shadow Cliffs Park/project boundary, then <br /> the applicant shall incur the costs of these improvements and <br /> the Homeowners Association shall incur the on-going <br /> maintenance costs. This area shall be shown on the tentative <br /> map to the satisfaction of the Director of Planning and the <br /> East Bay Regional Park District. <br /> <br />6. The applicant shall provide access to the satisfaction of the <br /> Fire Chief to the slope bank on the northern boundary of the <br /> property. Said access shall be either through the site <br /> itself and/or provided in conjunction with the muti-use trail <br /> plan contemplated in Condition 5. Proposed design shall be <br /> shown on the tentative map for review and approval by the <br /> Planning Commission. <br /> <br />7. The applicant shall submit a comprehensive landscaping plan <br /> which shall be returned to the Design Review Board for review <br /> and approval. The landscape plan shall address the East Bay <br /> Regional Park District concerns regarding screening along the <br /> common property line and shall mitigate impacts through an <br /> adequate landscape buffer. The plan shall include details <br /> regarding the timing and method of maintenance of the <br /> vineyards and guarantees for replacement of the grape <br /> plants. <br /> <br />8. Final perimeter and interior fence designs and locations <br /> shall be referred back to the Design Review Board for review <br /> and approval prior to submittal of the tentative map. <br /> <br />9. The applicant shall revise the design standards for this <br /> project, titled "Victorian Vineyard Development Standards", <br /> dated May 8, 1990, in the following manner to the <br /> satisfaction of the Director of Planning, prior to approval <br /> of the Tentative Map. <br /> <br /> a. Provide a glossary with clearly defined terms that is <br /> understandable by the average homeowner. <br /> <br /> b. Limit the maximum heatable building floor area to 3,400 <br /> square feet with no more than four units to exceed 3,000 <br /> square feet. Limit the maximum FAR to 25%, and the <br /> maximum building coverage to 25%. <br /> <br /> c. Word all development standards as requirements of the <br /> private homeowner.
