This section shall be shown on the <br /> tentative map. <br /> <br /> o The applicant shall install additional paving at <br /> the two 90 degree turns to allow improved turning <br /> maneuvers to the satisfaction of the City Engineer. <br /> These improvements shall be shown on the Tentative <br /> Map. <br /> <br /> b. The developer shall be responsible for the trimming or <br /> removal of all vegetation along the north side of <br /> Vineyard Avenue along this property and the adjacent <br /> property to the east to allow sufficient sight distance <br /> for drivers exiting the most easterly street onto <br /> Vineyard Avenue; in the event sight distance is not <br /> thereby made satisfactory, as determined by the City <br /> Engineer, the easterly street shall be constructed as an <br /> emergency access only. <br /> <br /> c. The applicant shall determine the existing structural <br /> section of Vineyard Avenue across the project frontage, <br /> across the East Bay Regional Park District site, and <br /> between the two 90 degree curves. This information <br /> shall be supplied to the City Engineer at the time the <br /> tentative map is submitted. After reviewing the report <br /> on the condition of Vineyard Avenue the applicant <br /> may be required to remove and rebuild the entire street <br /> section to carry the anticipated traffic flow as <br /> determined by the City Engineer. <br /> <br /> d. The applicant shall extend the water main from its <br /> terminus in Vineyard Avenue to the easternmost edge of <br /> the site. The water main extension shall be shown on <br /> the tentative map. <br /> <br /> e. The applicant shall design and construct the sanitary <br /> sewer system for the project, including lift station, so <br /> that it extends to an approved public sewer main along <br /> Vineyard Avenue from the lift station on the site. The <br /> sanitary sewer system shall be shown on the tentative <br /> map. <br /> <br />4. Prior to tentative map application, the applicant shall <br /> submit to the Director of Planning and the City Engineer, for <br /> their review and acceptance, a report prepared by a licensed <br /> Engineering Geologist showing the geological stable top of <br /> bank location along the north side of the project site along <br /> Shadow Cliffs Park. No building may be located beyond stable <br /> top of bank unless slope engineering, to the satisfaction of <br /> the City Engineer, is included in the project's development. <br /> Any building setback within any lot established by the stable <br /> top of bank shall be shown on the tentative map. <br /> <br /> -2- <br /> <br /> <br />
