Revised Conditions of Approval <br /> PUD-90-3 <br /> October 5, 1990 <br /> <br />1. All building, parking, public/private street, and landscape <br /> improvements shall substantially conform with the plans dated <br /> "Received August 3, 1990" and development standards dated <br /> May, 1990 on file with the Planning Department, except as <br /> modified by other conditions of approval. <br /> <br />2. Except as modified by this PUD, uses and site development <br /> standards shall be those allowed under the R-i-20,000 <br /> district. <br /> <br />3. Each unit in the project shall contribute $10,000 toward the <br /> cost of relocating Vineyard Avenue to its General Plan <br /> location. These funds and any interest accruing thereon <br /> shall be kept in a separate fund called the Vineyard <br /> Realignment Fund and may be used for engineering, right of <br /> way acquisition, and/or construction of the Vineyard <br /> Realignment. If said funds are not used within 10 years of <br /> issuance of the first building permit for any of the units <br /> covered by this project, said funds shall be applied to <br /> undergrounding of utilities and other improvements to the <br /> existing Vineyard Avenue. <br /> <br /> a. The applicant shall improve Vineyard Avenue across the <br /> project frontage, across the East Bay Regional Park <br /> District property, and adjacent to Tract 6339 to the <br /> Clara Lane/Vineyard Avenue intersection with the <br /> following street sections: <br /> <br /> o The street section from the easternmost edge of the <br /> project site up to the west driveway shall include <br /> 28 feet (curb-to-curb) with asphalt curbs on both <br /> sides of the street and an 8' wide flat area on <br /> both sides of the street graded at 2% towards the <br /> street. The project area behind the flat area <br /> shall be filled and graded away from the street at <br /> 3:1 maximum. This section shall be shown on the <br /> tentative map. <br /> <br /> o The street section from the west project driveway <br /> to the first 90 degree curve along the Park <br /> District property shall include 26' of pavement and <br /> an 8' wide flat area on both sides of the street <br /> graded at 2%, unless otherwise approved by the City <br /> Engineer. This section shall be shown on the <br /> tentative map. <br /> <br /> o The street section between the 90 degree curves <br /> shall be built as shown for Tentative Tract Map <br /> <br /> -1- <br /> <br /> <br />
