the Director of Planning prior to issuance of building <br /> permits. <br /> <br />21. The median island in the entrance streets off of Stanley <br /> Boulevard shall be a minimum of 6 feet in width. The minimum <br /> travel width shall be 18 feet between the face of curb and <br /> median island. <br /> <br />22. Katie Drive, Conner Lane, and Madden Court shall be public <br /> streets, and publicly maintained, except that the parking area <br /> between the tree wells shall be swept by the homeowners <br /> association. <br /> <br />23. The alleys shall be private and be privately maintained by the <br /> owners' association. There shall be a public service easement <br /> over the alleys for maintenance of the underground public <br /> utilities. <br /> <br />24. The minimum curb return radius on any alley shall be 20 feet. <br /> <br />25. At the intersection of a street and alley, the sidewalk shall <br /> extend to the curb return in the alley. <br /> <br />26. The typical street section shall be modified to increase the <br /> travel width to 24 feet minimum between the tree wells by <br /> reducing the tree well dimension to 6 feet in depth. <br /> <br />27. Along the south side of alley two, there shall be a 4 feet <br /> wide (minimum) raised planter between the soundwall and the <br /> travel way. Where the curb is located closest to the buried <br /> pipeline, this distance may be reduced to 2' so as to maintain <br /> a 2' separation between the pipeline and the wrought iron <br /> fence. <br /> <br />28. The foundation of houses and garages adjacent to the easements <br /> that bisect the project shall be designed such that the weight <br /> of the structures do not bear upon the utility pipes. <br /> <br />29. On those lots with common driveways, the adjoining property <br /> owners shall not be allowed to fence their common property <br /> line. This restriction shall be included within the project's <br /> CC&R's. <br /> <br />30. The existing sanitary sewer manhole located in the Country <br /> Roads project behind lot 10 shall be abandoned. The existing <br /> sanitary sewer shall be extended easterly of the property line <br /> to allow construction of a new manhole in lot 10's driveway. <br /> <br />31. There shall be paved access to the proposed storm drain <br /> manhole located in the northwest corner of the development <br /> unless otherwise approved by the City Engineer. <br /> <br /> <br />
