Commission upon review of the tentative map. The revised <br /> building siting shall be shown on the tentative map. <br /> <br />16. Garages on lots 3 through 14 shall be designed with four-way <br /> hipped roofs, with drainage designed to not flow onto <br /> neighboring properties; final design of these garages shall be <br /> subject to review and approval by the Planning Director prior <br /> to issuance of a building permit. The applicant shall submit <br /> the design of the garage wall/masonry wall combination for <br /> review and approval by the Director of Planning prior to <br /> issuance of a building permit. <br /> <br />17. The applicant shall offer to contribute the 4' and 10' area <br /> shown on Sheet 4 of the approved plan set to the Country Roads <br /> Townhouse homeowners association prior to recordation of the <br /> final map. If this land is accepted, then the final map shall <br /> reflect this lot line adjustment. The applicant shall install <br /> the landscape improvements shown for this area on Sheet 4 of <br /> the approved plan set, with added turf or groundcover <br /> materials, and make the changes described in his letter dated <br /> November 15, 1990, to the Country Roads Homeowners <br /> Association, with the first phase of site improvements. If <br /> the homeowners association does not approve the contribution <br /> of land, then this area shall be made part of each lot and <br /> shall be heavily landscaped by the applicant with 5 gallon <br /> shrubs and trees designed to achieve a 10' to 15' evergreen <br /> buffer. These trees shall be continuously maintained by the <br /> private property owner. Any such tree which dies shall be <br /> promptly replaced. <br /> <br />18. Building siting on lot 88 shall be revised so that the <br /> sidewalk can be "wrapped" around the corner of "Katie Drive" <br /> and "Conner Lane". The structure to be located on this lot <br /> shall maintain a minimum 7' separation from the sidewalk. The <br /> building siting plan for this lot shall be revised to the <br /> satisfaction of the Director of Planning prior to application <br /> of the tentative map. <br /> <br />19. The applicant shall select windows which have architectural <br /> detail. These windows shall be gridded, single or double hung <br /> style. No horizontal sliding aluminum windows shall be used <br /> except for the small 1' and 2' high windows. The window <br /> details shall be shown on the final plan submitted for <br /> issuance of building permits and shall be subject to review <br /> and approval by the Director of Planning. <br /> <br />20. Paving material for the pedestrian walkways between alleys and <br /> public street shall match the paving material used on the <br /> alley approach to the public street. Both paving materials <br /> shall be designated by the applicant to the satisfaction of <br /> <br /> <br />
